Sometimes you have to pay full price or a dollar more if it’s the right contract!🤣

I’ve learned: lowball the ones you are half hearted about or that aren’t in any way rare. If an uncommon contract you really want comes along though, be ready to break out the wallet! I made my first full price no qualifiers offer recently. I don’t even regret it. It wasn’t unfairly priced; just not a bargain like I’d prefer.

Well, that IS how you get your deals! And if you can be less picky with use year, there will be a lot more options (this isn’t me unfortunately and it is costly to be a one use year person).

Those December Aulani subsidized are very infrequent though. I’ve only seen about two come through this year! So if you needed that use year, it’s one you have to jump on if you don’t want to wait another six months or more.

I'm curious where you were trying to land this one at, if you're willing to share.

The broker fee rankled me a bit and I might have been able to negotiate the ppt down a skosh, but I was of the mindset that the odds were decent that someone was going to offer full listing price within a few days. Losing out on my uncommon UY+Subsidized+already below market deal over $225 + $1-3/pt wasn't worth it to us (and, if the $1-3/pt was any hint, I wasn't going to try to negotiate down to $110ish).

I don't think the 2025 dues were realistically negotiable, based on what I've learned in the buying process.

The timing of this one was really serendipitous for us. We had just decided to add a new annual ~110pt trip using some of our SAP+ points at their home resort, taking them out of our SAP bucket. Made that decision on the 3rd and were willing to float it for a few years to figure out our next plans to replenish vs. take a leap in points. Then along came a unicorn-to-us 4 days later of around the right number of points to replenish the SAP bucket. 🤣

If you're specifically looking for Dec UY subsidized, and not just any loaded subsidized, I think you'll have one less competing bid next time as I think we're settled for now on AUL-S.

We'll know more in May and/or early 2026 about our longterm plans, but it's likely we'll need more Poly points specifically, or take another big leap in SAP (another 600-750). And December AUL-S just aren't common enough for us expect to be part of the SAP add-ons.

Yea, I offered 120 and, at first, I backed off when the lowest the seller said they would accept was 140. Actually, the broker must have gotten word from the seller a few days later because he called me on the phone and said they needed 133.5 to get out of their loan.
 
Looking at what is posted, I would say prices have dropped considerably for most resorts. If you’re a buyer it seems like a good time. Not so much if selling.

Kinda the opposite what they keep posting on the broker sites. I know disboards are a small sample size, but I think it is a good valuation when looking to buy.
 
January/February I feel is always the best time to BUY, prices start climbing in the middle of the months. I also have a December use year, and love the Triple Point contracts that always start popping up in December/January. For me its the best option.......Selling now is not a good option, unless you really need the $$...I always see a nice spike in June/July/August, of course the summer months.
 
Where did you find BRV at $60/pp?
I just looked for the lowest per point contract on dvcforless and since it was somewhat stripped, made a very low offer. I was completely shocked it was accepted. I don't think it would every happen again. I have put offers on many BRV over the last 3 years and most wanted in mid 90's. Stars aligned for this one and we are happy to finally call BRV home:)
