ROFR Thread January to March 2025 *PLEASE SEE FIRST POST FOR INSTRUCTIONS & FORMATTING TOOL*

Personally I look at it as $20pp since thats what Disney currently pays for MB. I know that renting will yield less pp but I like to compare apples to apples direct purchase prices.
Edit: apples to apples might not be the best wording since it's not really in many instances.
I tend to ballpark it as only $10pp value. That is assuming I pay the Annual Dues on the points. I figure if the points can be rented for $20 minus $10 in Annual Dues = $10 pp value as a very quick and dirty value. Especially since sometimes it's an oddball number of points I may not easily use.

All good intentions aside, even though I've purposely booked popular "resale" trips to sell my extra purchased points, I find I tend to use the points myself for trips I would not have done otherwise. Others may have better self control, but I always figure if I was trying to "save" money, I would simply not purchase DVC ;)

That’s a big contract…. Do you plan to use the home resort window at VB with those points?

Not sure if you are still within your 10 day cancel period or if you ran the numbers on total cost/cost per year for this. Spending more per point at another resort will cost you significantly less money.

So, does that mean that you know the points are the most expensive to own over the remaining 17 years of the contract and are OK with it because you want to buy as many as you can with the lowest upfront out of pocket?

https://www.disboards.com/threads/most-economical-resort-beyond-year-1.3950476/page-5

Not judging, just curious.

Makes sense for HHI if you need home resort priority. As for VB the cash rates this past summer weren’t far off from owning unless you want the beach houses. No guarantee those discounted cash rates return next summer I guess. But the value of owning VB is rapidly diminishing unless you want the Beach House.

The other issue with VB is, unlike Aulani, there's no guarantee the cash rooms will be there to book... But, VB points are rather steep, even at $40pp.... and are usually available at 7 months with the exception of the cottages.
I do love summaries like these. You people have distilled hundreds of pages of posts and threads into these conclusions. There should be a thread with these pearls.

Here we go ...

DopeyInTX---$40-$16873-300-VB-Jun-0/23, 300/24, 300/25, 300/26- sent 1/14
Nice one, especially if you can bank those 24 points.
Lots of different ways to take a look at the analysis. Some undervalue the time value of money and over value some long contracts. In that framework, Vero performs poorly. Let's say you can use or rent out those 14 points at $20/point. You are only paying $20/point plus dues. The question is can you get $1.20 of value over dues for the contract. Current dues are $14.30 and $15.50 cost for a SAP point is a pretty good deal compared to the rental market or one time use points.

Anyone financing should seriously consider Vero for sap. Take your finance rate and run it for Vero vs elsewhere and I think Vero should come out ahead.

I think what their saying is IF you are going to finance a purchase anywhere else, consider buying what you can afford at Vero without financing. And that it makes sense due to the interest you are saving. That's the only explanation I could come up with. Could be way wrong
That is how I read it. I think it’s intriguing because if the delta between VB dues and wherever else you want to buy dues is less than the annual finance cost of the debt, it makes sense year to year—but you also have to consider the risk that VB could be worth zero (or less than zero) in a few years depending on dues and nearly impossible to get rid of (until 2042).

Exactly the point I was trying to make.
If you are financing, the interest rate is high and should be your discount rate. Or add up your interest expense. Say you buy something with a lower annual maintenance fee but a higher upfront. Let's say you pay $60 more per point for Saratoga ($100 for loaded contract vs this $40 one) . If you are financing at 10%/year (on the low end), that's an extra $6/point/year in interest you need to pay. That's your difference from a $8/point mf vs $14/point. That's before amortizing the extra $60 you pay over remaining years.

Thanks for the feedback, Lorana!

I agree that the star system needs some adjustments to better account for missing or excess points. Right now, I think the system undervalues current and next-year points slightly, though it’s not too far off. That said, we don’t currently penalize contracts just for being stripped. In fact, some people actively look for stripped contracts since they can sometimes offer the best bang for your buck—especially if you don’t need points immediately.

If the price is low enough to reflect the missing points, partially or fully stripped contracts can still be great deals.

I’m curious to hear everyone’s thoughts on how we should value current and next-year points. Should we base it on the average dollar value they fetch on the rental market (around $16–$18), or would a different approach make more sense?
This will probably sound low to some but we usually value them around $10 to account for 1.) any potential tax liability should we rent them 2.) uncertainty of ability to use/rent although of course this depends on many things. I view them as a nice to have and definitely allocate value but not anywhere near the $20 pp I hear some people do. But value is in the eye of the beholder!

But if you are short some points…. I can tell you what it will cost you to rent them…. and it’s not $10.

True, and I think that’s why it’s highly situational. We don’t think of it from that perspective. We think of it from the perspective of having excess points and what we would “make” from renting them after taxes.
