Yes… there was a 42 point VGC available in one of my UYs…. no it is not anymore…. details to follow…
Update: Seller still had not signed docs…. and then I received a call from my DVC guide letting me know she had 97 points if I want them.

Resale contract cancelled. 50pt and 47pt VGC DEC UY direct done. Points should be loaded tomorrow.

Update: they were loaded within an hour….

I'm interested in a deeper understanding here.

Can anyone explain an example of this and how it would affect the dues price? My calculations are usually drug way down by the long-term (and yearly) cost of the dues per year over time. And it usually is the reason my wife and I end up at BLT or VGF. I'd love to understand how this affects yearly dues and any examples that I could go and look at.

Which resort do you own or want to own? (Sub are only available at Aulani or VB)

Due to an error in the calculations of dues when Aulani opened the first contracts were sold with an incorrect calculation on dues.
"Disney Vacation Club began selling contracts at Aulani in July 2010. Abruptly, sales were halted in August 2011, after it was discovered that the proposed dues would not cover maintenance costs. The contracts already sold also did not allow for Disney to adjust the dues as time went on, instead promising owners an unsustainable fixed rate. As a result of this mismanagement, the President of DVC and two senior-level managers were fired."
As DVC is a deeded real estate transaction and when the deed is sold, the subsidized dues go with the contract.
Vero Beach also has some contracts with subsidized dues. No other resorts have this type of deeds.

What a day for you! And how lucky the VGC seller hadn’t signed and you still had time to rescind :cool1:

Wait, I just realized you were able to get 50 direct??

My guide Sucks. I call Every couple and nope doesn’t even talk about GCV. I don’t even think he tries.
 
And apparently they have 47 points to sell right now. ;)

Oh, so you bought all 97, not just 50?
 
One day hopefully. We are CCV people so GCV is our vibe for sure but we only get to the west coast every 3 or 4 years so I have time. Going in July then back to saving Aulani points for another three years so hopefully by 2027!!!

Just to be clear, subsidized dues contracts only exist at Aulani and Vero Beach.
 
That's fantastic for yours with the ROFR pace of just two weeks. Been seeing 18-20 frequently recently so you're ahead of the curve! Got me excited for mine that was sent on the 16th. Fingers crossed!
I also got news yesterday that a contract that went to ROFR on the 12th passed OK, and also waiting for one that went on the 16th.

Do you have a guide based in CA? I've only ever spoken to mine once or twice and wasn't actually sure if he was even really assigned to me or whatever. But when I was in WDW, I went to a kiosk to get a pin and when they pulled up my info they were like "Ah, Jason is your guide" so I guess he really is "my" guide. I still don't really get what a guide is for.

West coast or east coast guide?
