Don't pay any attention to list price. Set a dvcforless.com alert for the resort and UY you want. Then, every time a contract comes up that you'd be interested in, make an offer. Go in knowing the max you're willing to do - you can go in extra low with the intent to come up or just go in with what you'd do a deal for and leave your offer at that. You can try different strategies - go in with a lower $/point price, but agree to pay all closing costs and dues or go in with a higher $/point but asking seller to cover closing costs and dues (or some combination). Be willing to walk if it's not a deal you'd be happy with.

You'll eventually find a seller who is willing to sell for well below average market prices.

Negotiations. Dont be afraid to offer less than what it’s listed at.
Definitely all of this. Asking price is not what you have to pay. Get an idea of what you’d be happy with and start making offers on contracts that fit your needs.
