I'd be expecting something on the 18th (technically Monday)Am I the only one in the thread who's contract was sent to ROFR on 3/11? I wonder if it getting sent on a weekend prolongs things much?
I too was politely “educated” on one of my first offers as well as told by 2 different agents that there was no way I was getting AUL for $90. I am closing soon on an AUL contract for $90pp.

This was while I was receiving counters for $90-95pp for multiple other listings. Settling at just under $87pp feels pretty darn good... other than needing to work with the molasses First Am Title company... (still waiting to receive closing docs after a few days -- not the same experience as Mason which seems to start that process within 24 hours?)
Like the molasses descriptor for First American. The rep sent my docs 2 weeks after ROFR and mentioned that she would then be gone for 2 weeks. Anyway, someone else there is, of course, helping me but not quickly. We’re on exactly the same timeline as you and also got our buyer’s package from Cammy today! I didn’t make a request for the title company so was very pleased when it was the highly praised Cammy!mvenez---$137-$15062-100-CCV@WL-Aug-0/21, 50/22, 100/23, 100/24- sent 3/10, passed 3/16. Just received the buyer's package from Mason - go Cammy!!

Thanks - but Fidelity slowed things down again. I had Fidelity waive their $225 admin fee since they cost me almost a week with their contract but they did not send that Addendum to Mason. So, Mason has to re-do the settlement sheet. Good luck with yours - I hope your docs arrive quickly.That’s awesome you got documents so quickly. I have! In ROFR for another 160 @ AKVI haven't made a DVC contract purchase all year.
Very solid deal. Makes me want to add on there. I go there every three years as it is so that'd be perfect for a slightly smaller contract with a bank and borrow strategy.$87 pp Aulani? wow.

So even though our deposit has been collected, we can back out without penalty? We would get our deposit back?
Sorry I'm new to this and didn't realize until today that our sellers still have not signed and now I feel very concerned.
If it helps, I think a lot of the emails from Brokers about timeframes are outdated stock emails - yours may process fasterTotally agreed. I can’t understand how most title companies are doing 1-3 day turn around on paperwork and this one is taking 2-3 weeks. In our email from the Broker they said to expect 14-21 business days which could be as much as 30 calendar days.
I wish I would have known to request a different title company when I submitted the offer.
It's a business deal, you can make any offer you wish. However, if that language is in there then the seller may have specified they won't accept lower than ask. Regardless, the broker has to submit offers to the seller, and maybe they have decided they have wiggle room since listing.Many resale contracts say “only full asking price will be accepted”. I feel like that is just standard language as much as I have seen it. Would it be bad if I made an offer lower than asking?
