I would like it to pair it with our current 75 OKWE contract so that we can book a 3bdrm every couple of years. The Dues are high, but the grand villas at OKW have way lower point charts than all the other three bedrooms except the treehouses.

Grabbed the 40-pointer with 22 points banked (2042). I tried for the 50-pointer with 100 available (50 banked from 2022), but wasn't fast enough. I don't mind OKW, but not my favorite and I don't own other points there, but adding an extra 40 for SAP at $80 a point seemed like a no-brainer.

Wow, 4 of them are gone, including the 100 point temptation for me. Phew, biggest one left is 69, so not much of a temptation anymore.

There are actually more than that pending. I think I was told the seller had something like 1,600 points, all February, all getting unloaded.

They kept adding on direct whenever they were able to save up money and got the amount of points they could afford each time? It is bizarre.

This is definitely making me feel better about my $87 pp contract in ROFR. The seller is paying closing in my case so I still come put a little ahead of these new contacts.

The listing agent said those weird point counts have been a challenge as well. I'm guessing many others share my OCD when it comes to nice, even point totals.

Remember, prior to sometime in the 2011 range, you didn't pay closing costs on Direct DVC contracts

we enquired about a VBR and the agent said that they wouldn’t present the offer to the seller (even though IMO it was over priced)

I remember reading some place that the agent has to present the offer, no matter what it is. Maybe it is not true but sounds like someone was just looking out for their own commission or knew the seller would be upset. Either way, they should just be honest.
