This is true, I caught several mistakes in the contract I just signed that I had to have corrected.

Dues amount was wrong twice. Month the dues were due was listed as the UY month instead of January.

Congratulations! And also, I think you are the first January person I’ve seen pass… I see that ROFR train rolling my way.

I noticed this was the first January to come through as well. This one was sent 1/3, mine was sent 1/5. I know they don't necessarily go in order, but I'm getting anxious knowing I could hear in days!

So, it seems most people are hearing about rofr in about 3 weeks. Disney tells your broker and then your broker tells you, right? The broker is who has the contract listed, right? So in my case it's Fidelity? So my follow up question is for those of you that heard in about 3 weeks, were you going through Fidelity or someone else? I am hoping Fidelity lets me know right away! I am getting nervous reading about their mistakes and delays. I'm so anxious waiting over here! Hoping the work week distracts me and I hear by the end of the week! Aaaaah!!

FWIW, my experience with Fidelity has been great so far (Cindy - waiting on ROFR). My frustration has been with the title agency which hasn’t responded at all despite repeated attempts to call and email. Wish I had seen the many posts on this forum recommending Mason for title company before making my offer. I made the mistake of just assuming they were all pretty much the same and just went with the broker’s recommendation.

Interesting. I had always thought Disney could seize your contract for using it as an “investment opportunity” aka renting to pay your yearly dues.

We're allowed to rent - otherwise Disney, as the largest owner, couldn't rent out DVC rooms for cash - but we're not allowed to do it for "commercial purposes." Reportedly, if an owner books more than 20 reservations where the primary guest is not an owner, DVC will be in touch to investigate and determine whether or not that owner is engaging in "commercial activity."

I don’t have the answer to that - it’s up to Disney to determine what crosses the line to “commercial” use.

I just had a wonderful daydream about being in an Aulani OV 1BD for the entire month of Feb when it is still rainy and cold here in Oregon… 1266 points…. New retirement goal!

Depends on how many reservations you have. It’s a rolling 12 months that the 20 reservations in the name of others.

If you are renting reservations that are point heavy, you may not ever reach that number within 12 months.

Even 2000 points with an average of 100 point reservations is still only half the number of bookings that could trigger the review.
