That's a good price range for CCV. I'd like to see some points in your current UY at that size and $/pt, but if it's the right # of points and fits your needs then you got what you needed and that's good.
 
POA signed.
Was it already signed before you passed ROFR? I noticed the title company wanted them to sign (because they were emailing me instead of the wife) and said they wanted to get it all notarized in anticipation of DIsney passing. If the POA wasn’t on that thread, they probably wouldn’t be scheduling the notarization.
 
They don’t need a CPA … they need a FIRPTA specialist. Any legitimate Broker can refer one to the sellers.

The ITIN application is done at the same as the sale at closing. No delays are needed.

It’s probably best to walk away from this contract and broker. You’re being fed a bunch of BS or dealing with uneducated broker.

I’ve been giving an unending amount of conflicting information. I was provided someone from www.fidelity.com, but did not want to go with them as they needed a US-embassy notarized copy of my passport… which I’ll be frank, my time is worth money.

I tried to go with a FIRPTA agent in Canada and all their feedback was why was I being told I needed an ITIN. So eventually the title company settled on merely seeing my unsent application to close.

I’ll be honest the entire thing has had me conflicted, I dislike the constant double speak.

Though I’m worried I’m now being ghosted, no one has responded to my email.

The POA signed the contract. I’m still in ROFR so no closing docs yet. Which reminds me that ROFR is taking a while. It was submitted June 4th.

You do not have a good deal, you should cancel if your #1 driver is $ deal

If this is the contract that works well for you and you feel the price was feel, then it is a great deal. And, the only one it needs to be a great deal for is you.

But, IMO, I think it is a good deal for someone who wants to own CCV!

I think it’s fair to say that it’s a bit higher for a contract of 200+ points that is stripped of the 2025 points according to this: https://www.fidelityrealestate.com/blog/may-2025-average-dvc-resale-price-per-point/

But, there is also not a lot of inventory in the March UY and the buyer may need to work with what is available to them based on when they want to book their vacation assuming a 2 month+ closing processes.

They are already in ROFR and will likely lose their deposit if they cancel now. Your advice is as useful as a poopy-flavored lollipop.
They have 10 days post signing to rescind and get their full deposit back. It was just sent to ROFR yesterday.

I’m not saying they should or shoudlnt’t…. just what the options are. I have rescinded once contracts were sent to ROFR. The broker was not happy, but that is what it is.

Isn’t this data based solely on the board sponsor? I’ve purchased 2 contracts through them so I’m not opposed to using them but they sometimes don’t have the true pricing on resale contracts.

I did much better with a different broker for a recent AKV contract. I’m looking to add another AKV contract and I’m surprised to see that they are asking buyer pay dues on banked points for a Feb UY with a high price per point.

TBH, I don’t follow CCV much so I can’t opine on this contract.
