This is much lower than the CCV's I have been seeing lately. Congrats and great job!

That's a good price range for CCV. I'd like to see some points in your current UY at that size and $/pt, but if it's the right # of points and fits your needs then you got what you needed and that's good.
 
POA signed.
Was it already signed before you passed ROFR? I noticed the title company wanted them to sign (because they were emailing me instead of the wife) and said they wanted to get it all notarized in anticipation of DIsney passing. If the POA wasn’t on that thread, they probably wouldn’t be scheduling the notarization.
 
They don’t need a CPA … they need a FIRPTA specialist. Any legitimate Broker can refer one to the sellers.

The ITIN application is done at the same as the sale at closing. No delays are needed.

It’s probably best to walk away from this contract and broker. You’re being fed a bunch of BS or dealing with uneducated broker.

I’ve been giving an unending amount of conflicting information. I was provided someone from www.fidelity.com, but did not want to go with them as they needed a US-embassy notarized copy of my passport… which I’ll be frank, my time is worth money.

I tried to go with a FIRPTA agent in Canada and all their feedback was why was I being told I needed an ITIN. So eventually the title company settled on merely seeing my unsent application to close.

I’ll be honest the entire thing has had me conflicted, I dislike the constant double speak.

Though I’m worried I’m now being ghosted, no one has responded to my email.

The POA signed the contract. I’m still in ROFR so no closing docs yet. Which reminds me that ROFR is taking a while. It was submitted June 4th.
