I noticed the title company wanted them to sign (because they were emailing me instead of the wife) and said they wanted to get it all notarized in anticipation of DIsney passing. If the POA wasn’t on that thread, they probably wouldn’t be scheduling the notarization.POA signed.

They don’t need a CPA … they need a FIRPTA specialist. Any legitimate Broker can refer one to the sellers.
The ITIN application is done at the same as the sale at closing. No delays are needed.
It’s probably best to walk away from this contract and broker. You’re being fed a bunch of BS or dealing with uneducated broker.

But, there is also not a lot of inventory in the March UY and the buyer may need to work with what is available to them based on when they want to book their vacation assuming a 2 month+ closing processes.

I am not afraid to call out a bad deal when I see one I think the deal was good especially if they plan to stay at CCV.
