The title co. just told me the seller requested manual docs, which could take longer. But I had done a little stalking prior and one is a realtor, so I'm wondering if they has her own notary they want to use? But doesn't that also mean they have to mail the docs back? That's a little frustrating if so.

Yeah they will have to mail them back. Usually it's done by Fedex overnight, hopefully they don't use snail mail. So I would for sure wait to wire your final payment. Ugh sorry it's over a holiday weekend which will surely slow the process down a bit more.

maybe they can get it done sooner than whatever e-notary appt. was available. I wonder how much title companies charge for the e-notary. I know sometimes those have a lead time of a few days. I may go ahead and wire, I'm not really worried about it taking weeks, and we aren't desperate for the points to load. As long as I get them by early July I'm good.

I recently sold a contract via the board sponsor and the buyer used the title company they recommend (which is magic vacation title I think), between the e-notary and wire fees it was going to be almost $200 extra so I opted to do it the old fashioned way for both. Luckily my local bank does in person notary for free so it was easy to get an appointment.

I did an e-notary where they let me choose my e-notary and it was only $10 more than a normal notary at UPS. My other contracts were all old fashioned style since most were Aulani.

It your choice. If they say you have to wire way in advance of closing I would not buy with that broker/title company.

You won’t do anything until it gets closer The documents typically come about 2 to 3 weeks before the delayed closing date.

So, once you get those documents, you’d follow the normal process…which means send when you sign, or hold until you know then seller has signed.

It could be because the title company is charging them for e-notary. You can always suggest you will pay the e-notary fee and see if they will change to e-signing.

I hold on to all money until I’m advised the seller has submitted all closing documents and there are no errors with them.
