3. Many brokers will advise international buyers not to buy from an international seller as the buyer will require an ITIN and they require a FIRPTA agent to buy.
Really? I bought a contract last year from an international seller (albeit one who was a foreign national who lived in the US) and at no point was I asked for an ITIN, I actually don’t know what that is.

Are you a foreign national? I believe the scenario being discussed is one foreign national buying from another (a Canadian buying from a Brit for example). An international buyer is required to obtain an ITIN,

I recall reading on this board about a couple of US buyers being contacted by the IRS regarding taxes owed by the international sellers, and it took hours on the phone with various departments to get things sorted out. Not something I want to experience. Hence for the last couple resales, I made sure the sellers weren’t international.

If you are international or foreign then this speaks to my point #2 - the title company didnt do their job. But if you are US citizen, did you provide your SSN?

International seller and US buyer should really not be a problem, if the agent and title company know what they are doing.
If both are international it seems to be quite a hassle.

Interesting to point out that once again you cannot extract out the value of the extension owners paid in 2007 out of Old Key West Resale. Which would be 21.50 (15) on the really low end or 36 (25) on what most owners paid.

I know it was conventional wisdom that everyone would have jumped at the offer in retrospect, but so far that limit seems to be unless it’s 20$ (or less) in todays value and you actually plan to hold onto your contract for a long long time, it’s probably not worth it.

Washing resale restricted contracts might hold different value to owners as it meaningfully changes your contract while you use it, but doesn’t help its resale value at all.

New DVC member here. Passed ROFR yesterday. Thought I would drop the details here for those also waiting....

CityByTheLight $120-$24,823-200-BCV-Feb, 100/23, 200/24, 200/25, (Seller Paid 2024 Dues) Sent 5/15, Passed 6/5

Quick question for anyone with advice in this scenario. This contract comes with 100 banked points from 2023 (I believe this makes them good from Feb/2024-Jan/2025) but the problem is that our next trip is March 2025 so I couldn't use them for that trip. Is my only option here to rent those 100 points out? Apparently I can get around $16 per point. They're BCV home resort points but I suppose they wouldn't be worth the premium since because they'll be a tick under 7 months out from expiration. Am I reading this right?

Thanks in advance

If they are banked from 2023 you will have to use them between now and Jan 2025

You can rent them but yes it will be under the 7 month window so you'd basically rent them for anywhere but it will be limited.
