Working on find the next low now. It’s never ending!

Fire sale a day before the points expire makes my deal $88 per point. It has been a thrilling up and down this past month. It feeds the addonitis like I need a hole in my head.
Funny because you and Ariel620 inspired me to offer lower... Not quite as good as you two, but I'll be happy with mine once it gets through ROFR!

I know right? Dues alone would be over $9K a year. The seller must have wanted out desperately. Oh the Grand Villas you could stay in! Though, the Transit Accommodation alone would cost like $100 a night. More money more problems they say.

I got 40 points at OKW (2042) for $80 PP 4 weeks ago.

I had already posted that this passed in the Jan - March thread, but a few people asked questions that I didn't get a chance to answer. That thread is closed, so I will answer them here if that is ok.

We closed today! So this contract is moving along! I know there is a closing thread, but answering the questions seemed more appropriate here.

I submitted 5 offers to different companies (all Boardwalk contracts). I offered the same on each contract ($80 per point). I didn't offer simultaneously, I waited till I heard a "no" from one seller before I offered on another one (this only took me one day, 4 people sent a refusal with in a few hours). The one that was accepted, was just accepted as is (they didn't counter, just accepted the $80 per point). It was from https://www.dvcbyresale.com/ (Shontell was great) and the Title Comp. was Jeffery Sweet (Melissa was great). Both of them worked super fast and were very nice. But also, I didn't receive any negative comments from any broker at any company regarding my low-ball offers or anything else. For the contract I bought, I offered $80 on a contract listed at $120, and it was accepted as is.

I didn't care too much about use year (but was looking for Mar, Apr, or June preferable), so that part was just lucky (some of my other offers were on less desirable use years)

If anyone has anymore questions, I'm happy to help. We are so excited to stay at Boardwalk soon! We already own at AKL and BLT, so excited to have this new location (this is our largest contract).
Thank you for writing up your journey with this contract. Whenever I see these great deals, I wonder how it all came about.

This is a great idea for a separate thread. If others would like to give all the dirty details about their deals.
 
How much are your closing costs? Your total price seems high based on the price per point, even if you're paying for 2023 dues.

You're right, I had my initial deposit listed twice. We are paying 2023 dues and financing. Although I am planning to pay off the loan in just a few months after we complete the sale of a property that we own locally.

My unicorn contract miraculously appeared in the midst of a buyer's market. I hate buying 2042 points, but we love the boardwalk. We only go to WDW every 3 years or so now, but I realized a little too late that we were a tad short with the points on our first BWV contract. This puts us right in the sweet spot for the next 18 years. Yay!

I usually use this to look at the most recent postings. I also looked at older ones because they may be more flexible with changing their price. It was through Fidelity. The starting was $110 per point. I gave a pretty lowball initial offer and they countered with exactly what I wanted to pay for it.
 
9,000 in dues under one contract.. oof. As great as the price per point is.. that contract is going to be hard to offload in the future and the dues.. pass.
Yes but the ROI. I have not done the math, but if they rented those points for a few years, the return on investment would be something like 3 years.
