When someone lists their contract on one of these resale sites...do they have to pay to have it listed?
 
If there was a way to automate grabbing the text (specifically the number of points on the contract) from the PDFs for each deed, we can automate calculating resale prices using that formula from the deed doc tax (and probably have more granularity in the reports like showing prices differences between 25-100 pt contracts vs 100-200 and 200+). But alas, my C++ skills from high school computer science 20 years ago won't do us much good lol.
While it doesn't apply now that ROFR has gone into hibernation, there is also the problem that the deeds for the contracts Disney buys back don't always list the number of points. You have to go hunt down the deed from when the sellers purchased that contract to determine the number of points. It's a tedious process.

There’s a few bottom feeder sites that make you pay to list. The kind of timeshare resale sites that John Oliver ripped to shreds on his show last week. They all also charge a fee to buy. Good times.

People who use them have no idea the DVC resale market is vibrant. They can be a good place to get a steal but be aware that 1) you’re ripping someone off and 2) you might get ripped off, these places are shady.
 
Most sales are for substantially more than the lowest prices you see posted here. You can’t expect to get the single greatest deal anyone has gotten or you’ll be disappointed.

But in the case of that offer I’d move on.

For sure, and I'm certainly not aiming for the single greatest deal. But I also am not going in with my best offer as that seems a strange way to negotiate too.

On that same coin, sellers may also be in the position of not really needing to sell, and there is a price at which they are not willing to even consider. So for the most part, it's luck that drives these low-ball sales. When a savvy buyer happens to meet with a desperate seller, where you see these really low prices on this board. But for the most part, sales are probably higher than what you see here.

I'm sure that's true (and is also why I'm not starting as low as the lowest offers here). Of course, I'm also a buyer who doesn't really need to buy!
 
Nope, not until it sells. And you can post a contract with multiple different brokers. You're not beholden to just one.

Years ago there was a clause that said if you were brought a full price offer it’s considered sold. Thst made me leary to post with more than one..not sure if it’s the still the same.

I don't know the mechanics of it since I've never sold. But I've seen the same contracts listed on multiple sites and I've seen podcasts that tells you that you shouldn't list it to just one site. But yeah. I'm not sure of the pros or cons of either. I think the obvious pro to listing it on multiple sites is more visibility. I don't quite understand your reservation though? You'd be leery of other people knowing what the agreed price was?

No…didn’t want to have offers for full price at the same time and end up owing a second commission. It may have been unlikely, but I wasn’t comfortable with the potential.

I have sold a few contracts over the years and got full price offers….the emails came in as congratulations, your contract is sold. Was never worth it since I have always been happy with all brokers I have used, and always priced to sell.

Ah that's annoying! We are kinda in the same boat. Their counters are nowhere near our offers. I will admit, it's kinda frustrating when we keep seeing many members having so much success, and here we are no such luck!😢 However, at the same time I wonder how many people are just like us but they aren't posting/talking about it?🤔 Like others say, we just need to move on and can't give up! Eventually a right one would become ours!! I am a firm believer that everything happens for reasons 😉

Most of my lowball offers have been turned down as well, but, in most cases, the savings are minuscule in comparison to the dues you’ll pay over the life of the contract. I always go in expecting a fair negotiation, though, and won’t overpay.

Fair enough! Who doesn't like a good deal right? I just don't want to overpay. It's all luck and timing with any good deals and I also don't NEED to buy, I mean....who NEEDS DVC, in reality none of us do!🤣 But we all WANT them and we torture ourselves voluntarily with all the work and that emotion roller coaster!😂 Just keep swimmin' just keep swimmin' to find the right one!😁

Looks like one got taken off from June (307), Sept (174) and Oct (198), and added one for Dec (451). I'm looking for either April or Oct myself....

some of the reason for the declining contract count is that the site needs maintenance; not everything is pulling through anymore. Some significant sites show major discrepancies in contract count.

Another reason is that one minor site was not pulling down their sold listings or marking them as sold and finally did, and their count went from dozens to 4.

Another reason is that people aren’t listing contracts at the rate they were before 2023 dues were due.

An August AKV contract I was watching is now in sale pending. I will be interested in seeing what it sold for when I see it in the Orange county site.
 
I always found the prices on the boards a lot lower than the average resale prices as a whole. DVC News used to report out on average resale prices and the max ROFR'ed price. Haven't seen an update on it since last year. I always thought that was a great source of information because it wasn't tied to one specific broker (who may or may not have an agenda when publishing these kinds of data).

The site sponsor gives a pretty good idea of what contracts are going for each month. It will be interesting to see their March data. A good source if people are trying to figure out what would be considered a reasonable offer these days...
