I think what happened with VGC this week, where the market price increased by like $70 overnight, gives me pause on the concept of delusional.

The other thing is that some lucky people are still getting asking prices for their contracts!
Absolutely agree that yesterday's delusion can be today's reality and today's reality might be tomorrow's delusion (though, outside of VGC, I haven't seen anything move +/- $30/pt overnight). I was thinking that the aggressive pricing (and ToT) on VDH might start driving resale prices up as people stop "waiting for VDH"-- but now I'm wondering if people will wait for the new cabins at Ft. Wilderness.

Also, to clarify my earlier (flippant) use of the word delusional, I reserve the right to think certain prices and refusal to negotiate can be based on delusional price expectations-- but I agree we should treat everybody with respect and decency, and didn't mean to imply the seller/buy themselves are delusional... and, as Epcot Forever Forever noted, delusional could actually mean visionary if the market shifts dramatically.
 

I'm international and if we assumed I sold one of my contracts and it passed ROFR today, then I would need to book an appointment at the U.S embassy.

The very first available time is June 1st. There is ONLY one available slot for the entire day. Next available day is June 8th with 4 available slots. So I assume that not much time is allocated to that kind of work.

So you waiting 2 weeks is actually pretty fast.

With that said as a foreign seller we have other options to get our documents legalized for use in the U.S and that is much faster, and can at most be done in 1-2 weeks.
Thank you for the information. I am still waiting with no word as to an appt date or possible time frame. Personally, I wish I had realized/ been made aware that it was an international contract and it would take longer to close before I had gotten to this point. Especially based on what you are stating, I may not close/see points till mid or late June when my offer was accepted mid March. I will be sure to keep this in mind with my next purchase.
 
If there were ROFR thread awards, you deserve one for sure. 🏆 Congrats on this contract. A year ago, I never would imagine seeing SSR pass at this price. Well done. Go celebrate!

If I could negotiate a deal like this, my kids would finally get to see the inside of an overwater bungalow at Poly. 😛
 
I don’t agree that a seller or broker who doesn’t want to accept below market offers should characterized as delusional.

Plenty of sales out there happening at rates much higher than our board.
True, but how the broker handles it is important. I had a broker straight up lie about submitting an offer and what there 'counter offer' was. He made a mistake that outed himself for his dishonesty, I called him on it and the apology phone call was comical. It is brokers like that who give DVC points a bad name. Let the market find its own equilibrium, don't force it.

That wasn’t the point. The point was that just because a seller or even a broker doesn’t want to sell at what a buyer thinks they should, those people should still be allowed to make those decisions without being called such derogatory names.

I completely agree that a broker risks their business model if people are turned off by the way then interact, and a buyer should never do business with someone they don’t feel comfortable with, but it is not personal when a seller or broker share their thoughts on what is or is not market value or their opinion on whether they think the offer is unreasonable. Simply say thank you and walk away…

Considering brokers work off of commission, they inherently want higher offers which can make that line of being personal or not very blurred. This is their livelihood so I would expect them to take things personal (although I also expect a degree of professionalism).

And I think most people here complaining about the brokers who chastise or lecture about lowball offers are just walking away (even if they are complaining here on the ROFR thread).
 
Okay, never mind... I told the broker I was thinking about canceling because I didn't want to wait. Which is true... I put in an offer on another contract in my impatience.
But apparently they have just signed.
Welp, my other offer was accepted as well. I am now buying 360 points (between BRV and OKW) instead of the originL 210...😬
So my husband is shaking his head at me, but then I'll have five resorts!! Gotta collect em all!!

You nailed it. Walking away and not even considering them when selling. I’ve sold 4 contracts in the last year and I will not use a broker that lecture me. I won’t even bid on their contracts. I’ve been collecting data on the ones who act like this and it’s very telling. Their listings don’t move while other listings do at same or higher prices. It’s a great case study for my college students!

I’ve been doing the exact same. I unsubscribe from email blasts from the brokers I’ve received lectures from. Don’t even look at their listings anymore. I also don’t look at brokers sites who consistently price contracts way higher than the market rate. I’m down to only about four sites I even look at anymore.
