LOL I've been trying for about 5 weeks on 150-175 point SSR contracts. Maybe I'm on the wrong sites haha
I found mine on fidelity and they were also the only ones which gave me counter offers which was remotely in the ball park. Mine was originally listed for $120 and I offered $75 and a little forth and back and we ended on $81.
 
One of the agents from the board sponsor was on a show talking about unrealistic offers. They said they were receiving a bunch of low offers and that those putting out those offers justified them because of other low offers getting accepted and how it was not the norm and are unicorn deals. Sounded like she calling out this thread lol.
Well that’s one way to try and justify the higher prices and completely disregard the current financial situation.

Also lower prices cuts directly into their commission.

Saw that episode too. She was scolding all of us on this thread, telling us we’re living in some fantasy land 😂

I can see why that would frustrate them, but at the same time, some of us aren’t in a huge rush and are willing to wait to see if that unicorn deal pops up at some point. We have a pretty strict budget we’re trying to stay within so if we can work a deal that fits in that budget, great. If not, we’ll wait and keep trying.

I have a feeling already they will re-counter. Originally they didn't even re-counter, probably insulted by the offer. But the agent said she's happy to send it again if we want to bring it up a little, so we did. That's the game we have to willing to play if we want a deal. We could have gotten one accepted already yesterday and the counter wasn't horrible, but the points are stripped so we didn't think it was worth it.

That’s all well and good but this is literally how the market moves when there’s way more sellers than buyers. Many buyers make near asking offers and many sellers get lucky. And that’s why the mentality of the agents can be so hard to change.

But many sellers don’t get bites at anything close to asking in a market like this, that’s why hundreds of contracts have been sitting for 8+ months.

The DVCRM agents I dealt with (Jodi and Sue) were professional and gave me no reason to doubt they presented my lowball offers. One DVCRM seller countered about halfway between their ridiculously high ask and my very low offer and the other countered at list. My Fidelity, Dvcstore.com and other sellers gave more realistic counters and I wound up (unsurprisingly) with a fidelity seller.

I just watched that video on YouTube. I will say that she has always been incredibly professional and courteous when I have communicated with her, but she was 100% referring to this thread.

You could rename this thread the “DVC price discovery” thread.
 
I think most brokers are still thinking that the 2022 prices were "normal" price increases from 2021 just like real estate pricing of homes. I think they are all in for a shock by the end of 2023 where prices fall too, all the layoffs are just starting and might accelerate by this summer causing some much needed corrections.

I don’t really think prices will fall much more but if you’re right, I will almost certainly add on.

Which is how supply and demand curves work!

Someone should tell the agent that.

I don’t blame them though. Vloggers and influencers are beholden to sponsors who pay their bills. It’s in their best interest for the market to stay high.

Every time we bid, its either too low & the selling doesn't want to counter or there are a few offers & we have to go higher to have a shot!

haha it's likely. Although, most owners aren't even responding to my $75 offers. The lowest counter I've gotten so far is $100. I countered and they walked. I'll keep pressing on lol I'm in no rush.

I agree! The contracts we have bid on have double points & we offered low 90s, but the sellers still want well over $115 or just don't respond.

I wonder if we should start looking at stripped contracts
