Okay guys, I'm wondering if we should add the data point of whether a buyer is an existing member or not to the ROFR data that we post. It might show a pattern of existing members paying a bit more per point since they don't care about the lost benefits, and new buyers negotiating price per point downwards for the next few weeks- or is this too much detail? Thoughts?

I'm not sure that is a good statistic. I know when I made the offer on the BWV contract I was wanting to avoid Disney taking it so I offered the asking price. I might have been able to get a reduction of a couple dollars per point but with the contract as loaded as it was I wanted to increase the chances that Disney would pass. Going forward I don't think it actually matters whether you have direct point or not. I'm sure those with direct points will probably pressure the market just as much as those without, maybe more so since they are more aware of the differences.

Yay!!!! Just found out that I passed! My info didn't make it on the first page, so here's my data: $105--$31,500--300--BLT-291/16--300/17---sent 3/13, passed 4/6/16
Thanks to Bee-she is awesome!! Our first purchase was direct with Disney at Grand Floridian, so the changes do not affect us. However, I would still go resale even if not. Disney-here we come!!!

I would be interested in the data. For me-I would use the recent changes as an added incentive to negotiate a lower price-regardless of being an existing member. I have studied the history of Disney taking back contracts, and the data I have points to the "loaded" contracts being more likely to get pulled by Disney. We got a very low price accepted-yet several at a higher price per point were taken back by Disney. Just my thoughts. Thanks for the forum! I just found it a few days ago-wish I had known long ago :)

Congrats! But...the reason you didn't make it on was that I'd asked you to post your data with all costs in the total and including the UY ;). Great price for BLT!

You asked me specifically? I didn't see that...sorry! I saw the post in instructions-and did reply with UY and all info except closing. I didn't think others were including closing costs. No worries I don't care if it is posted there.

I don't understand this personally. The negotiation is for the resale contract not the perks. Disney has always said that perks are subject to change ("You should not purchase a real estate interest in a Disney Vacation Club Resort in reliance upon the confirmed availability or renewal or extension of these offers.") and you should never buy in for them. A lower price per point isn't negotiated based on whether or not you get a 10% discount in the parks (as an example). If you read the stats around the discounts, it would take years to make up the savings and iOS e cases the resorts would expire before you make up the loss of the perks. The thing Disney did wrong is switching up their story and that's the part that irks me, but it has nothing to do with the resale process as the purchase is from another owner not Disney.

I highly doubt prices will be measurably different with the new resale policy. Possible, but unlikely. Disney resorts and theme parks seem to be mostly immune to normal market forces.

If Disney wanted more impulse buying of retail DVC then they could offer one year of free annual passes which would dramatically increase retail sales. Instead, they made DVC resales less affordable to frugal large families that may use the perks.

So don't disagree that there is an element of Disney decision making in the market price, but I do disagree in general. Disney has always said perks may be taken away. This is a timeshare purchase, the market should not be based on whether or not you get a discount along with it. Yes, Disney is trying to tip the scales as a result of PVB not selling out, but DVC is not less affordable as a result. DVC is for the timeshare not the tickets or merchandise.
