UGH, so very sorry to hear this. What a great deal this would've been. I'm just beginning the wait for ROFR on an OKW that is priced MUCH lower than this.. I'm very nervous...
Try not to worry (any more than usual, I know it's hard waiting on ROFR). The smaller the contract, the higher the price usually.

Yes!!! We passed ROFR. Originally wanted 320 points but lost out. Now that we have secured 160, the hunt begins for another 160 point contract.

Round 2, hopefully 2nd try is enough! The waiting begins...

You're probably better off with 2x160 anyway. That'll give you the flexibility to downsize in the future (or split amongst inheritants) should you so desire.

Know we overpaid, but got tired of trying to find a small contract when and where we wanted.

That's not overpriced. Small contracts always go for a slight premium. Congrats on the deal!
 

After my lamenting in this thread yesterday that my offers this week had all been rejected by sellers, one of them fell through with their buyer and came back to me!

The timing of this post and contract details sound much like a contract I bid on and seller agreed to on Wed. Can I ask what broker you used or if someone contacted you based on your post? Seller suddenly backed out and said they were going to pull off the market, and we are wondering what happened. I don't post on this particular board normally but was hoping to post the exact line you had above yesterday, including all numbers.

Sorry if I'm being a pain, I just came on here to check recent rofr numbers now that I had to look at other contracts, and couldn't believe what I saw.

Thank you! This was the sellers asking price so I didn't offer any less or more. It is concerning regarding ROFR, but I also don't want to overpay if not necessary. I'm crossing my fingers, staying cautiously optimistic

Are you thinking this is the exact same contract the seller pulled from you and offered to her? That is very odd if that is the case, I'd be curious too

I didn't respond the other day because I was uncomfortable about your post. I would have felt differently if you had a higher post count here. I also don't appreciate this new insinuation that things aren't above board and that you've essentially been stalking me around the board!
I don't know what happened between the seller, the other offer, and the broker. I made my offer the day before, didn't hear back for 24 hours, heard back there was another offer, I offered to pay asking price, received the acceptance and contract that evening.
 
I wasn't saying that you did anything wrong, just that if you didn't do anything wrong you could just lay out the basics. I tried to assume that this was something the seller may have done on their own and you might want to know what happened on my end. As I understand it was an exclusive listing with a broker, so it was also possible at the time that the brokers weren't telling me the truth and that there were multiple offers and they pit us against each other. Again, this contract is gone and I hope for your sake it makes it through ROFR.

As far as stalking goes, I may not post here generally, but I have been checking this thread to see if you responded and your name pops up on the bottom of other peoples posts from time to time. I wouldn't use the same word but I've been hoping to find out that this is some cosmic coincidence and that an identical contract was listed with another broker.

So you are clear on things from my perspective: Last Wednesday I put in a full price offer on this property as soon as I saw it hit the market. The seller accepted and we began drawing up the contracts. By Thursday morning the broker had received a message saying they were getting cold feet and thought that they should have asked for more if getting a full price offer right away. Wanted to think about asking for more money. I told the broker that I would give more because it was exactly what I was looking for, but wanted to know what they were asking and if they were serious about selling the property. It took until Friday morning for me to get the response that they were pulling the contract off the market, which while disappointing to me seemed like they may have wanted to rent out current points and relist later. I was quite shocked to see that a contract with the exact same details was negotiated on between Wed and Thursday night for the exact same price I already had agreed to pay.

So the main thing I am still wondering was if this was done through a broker or if someone approached you based on your post. I'm not asking for names or people to track down, just whether or not the brokers can be trusted when they say that it is off the market and not pending through them. This speaks to whether or not I could ever use that company again for future dealings. I have moved on to another contract away from any of the people/companies involved with this one since I wasn't sure what was going on, but threads like this one show that we're all in this together and help each other understand how to get through this process.

Easy has nothing to do w/ it, this thread is about the drama of ROFR & the excitement of buying DVC, it's not about one person's issues w/ a broker on a contract not even in the ROFR pipeline.
FYI from the FAQ's for DIS "The types of posts that we like to see on the DIS are those that everyone can participate in and benefit from. When a post is intended for an individual, it creates a problem and can be very awkward for both the person you're publicly contacting as well as others..."

I'm making some assumptions, but it sounds like the seller may have listed with multiple brokers. They accepted your offer with one broker, but then another broker got a better offer so they told your broker they decided not to sell so they could get more money with the other broker. It's pretty crappy to do that to a buyer, but until you have paid in full and they have signed the final contract the seller can do what they want. I HATE the resale process. Too much waiting around on 'stressed out' sellers that don't sign their contracts or Disney waiting 30 days to take the contract you searched, negotiated and waited for the sellers to really commit to selling. When we bought direct in 2008 the price difference between direct and resale was only a few thousand dollars. Now it can be $10k or more. I guess the huge hassle has to be worth the difference to deal with it.

I've also seen what appears to be the same contract listed with several agents. It would certainly make sense that, IF this was the same contract, and seller had listed with two different brokers, one at 5% commission and one at 8.5% commission, that all else equal, the seller would easily decide to back out of the 8+ percent commission and go with the lower commission sale. There's other reasons too- perhaps they had a better relationship with one broker, were doing multiple contracts and found it easier to keep all with one broker... it's definitely the nature of the game with timeshare resales. Certainly nothing like purchase of a house.

One might argue that the post has a lot to do with the highs and lows of buying DVC, and is about a contract in the ROFR pipeline. Since a few others have added in their thoughts, I'll just respond to them quickly to say that to the best of my research ability, this was listed once but showed in 2 places due to a marketing agreement. There could certainly have been offers coming from two different sites, although the commission would not have changed, and the selling price now is the same as what was previously accepted.

I would have preferred to private message or send an email initially but I was not able to find a link to this anywhere, and not for lack of trying. There are links for report, follow or ignore, and a section for an inbox which has nothing in it and no link to start a new conversation. I reviewed the link you sent, syndral, and it says there should be a link on the profile to click but I am not seeing it for any of the people I click on. If someone is able to help me figure this out, feel to send me a pm and let me know what I'm missing.

I'm not ready to get my hopes up and post the details of the contract we signed on Monday yet, but will give all the details once I find out if they take it or not.

I listed a contract. Buyer offered the listing price of $77. Disney took it last week.

Saw 3 sell in this range in past week...hope we didn't overpay but even if we did, what can ya do. Broker was very optimistic this would pass Disney inspection.
