I was emailing a Diser last night, and we were "talking" about prices of resales at TTS...they DO seem to be going up, up , up!!!

There are somewhat "stripped" contracts listed at some of the smaller resorts for BIG bucks!! I'm not really sure if it is ROFR pushing these up, or more a matter of simple "supply and demand"...but, I thought demand for resales would be dying down at the end of summer...but...people are asking (and seem to be getting) much higher prices for resales.

I am SO glad I got my add-on!!!

Mike, so glad to hear that those elusive closing documents finally made it to you! Won't be much longer now until you are OFFICIAL and we can say WELCOME HOME!!

We broke the bank this year purchasing DVC points so there are no more contracts in our future (really)! So now, we get to start USING all those points! Now that we have our VWL contract, we will be unloading one of the BWV contracts. Would love to keep them all if it just weren't for those pesky maintenance fees!!
 
When I had decided to buy, I was working actually with 2 people. I was going to buy 210 pts at OKW and I offered 70.00/point. The sales person said that she would present the offer if thats what I really wanted, but it would never be accepted that low, and if it was, Disney would take it. When I finally decided to go ahead and have her present the offer, she called me and said it had been sold two days before at 74.00 a point. So I went with the other person and she presented my offer at 70.00/point, and it did get accepted, and it did pass ROFR. Granted the first contract had 210 banked points and 210 available now, but I wasn't looking for points this year as we have already had two vacations. What I was surprised at was that the salesperson seemed herself to be driving up the price.

I must say that recently, the way the ROFR's have been going, she gave you good advise. I was ROFR'd on a similar contract: 210 OKW 72 per point. Yes, 72 per point. Last week, I passed at 72 per point. I think you got lucky! Good for you.

Why surprised? Isn't that her job? If I were a seller I'd want my salesrep to get the highest possible price possible.

You didn't mention what the contract you got came with. If you had gotten the other contract you could have rented the 210 points you weren't going to use at $10 per point (depending on when they expired) thus effectively subtracting that amount off the contract versus the contract you purchased (if completely stripped).
 
I really think it is the free market at work. If Disney were buying back contracts at a certain level and 'sitting on them'...well, that would be artificially bolstering the price. But the fact is, they are able to resell those contracts at at least somewhat of a profit and the market is bearing those highter pt. prices. All this is very good for dvc members...we may be paying a premium but at least our purchase isn't losing half it's value as soon as we 'drive it off the lot'. :Pinkbounc

And yes, banked pts...especially if you're not paying maint. fees on them, can have a sizable value in lowering the overall cost of your pts....if you can rent them out at the going rate (we are planning on doing this with '03 pts. that are coming with our resale contract)
