So I've been searching and can't seem to find it - what is the room inventory/breakdown by room type for Riviera? Does anyone have this or a link?

When you say room type do you mean Studio, 1 Bedroom, etc.

The break down, as filed with the state, for that is:

Tower Studio: 24
Deluxe Studio: 38
1 Bedroom: 29
2 Bedroom: 90
2 Bedroom Lock-Off: 148
Grand Villa: 12

If you mean between standard and preferred view, the best guess is 25% standard and 75% preferred based on the total points, point chart, and equal distribution among the Deluxe Studio, 1 Bedroom, and both 2 Bedroom types.

For all those rooms to be bookable on points, would that require all the points to be declared? I'm wondering how many actual rooms were booked by DVC owners using points for the dates in December that are showing fully booked already.

Actually, I don't remember where to find it, but I really believe the numbers have been released. Now I am going to need to go look for them, and then note them down. It seems to me there were like 90 dedicated 2 bedroom units, 160 lock-off 2 bedroom units, 25 tower studios, 65 dedicated studios, ALL OF THOSE FIGURES ARE VERY ROUGH, since I don't remember the actual numbers but proportions were something like that.

Correct as of right now DVC own the following rooms (the developer DVD owns the rest):
  • 9 Two-Person Tower Studio villas
  • 8 Dedicated Deluxe Studio villas
  • 7 Dedicated One Bedroom villas
  • 18 Dedicated Two Bedroom villas
  • 23 Lockoff Two Bedroom villas
  • 4 Three Bedroom Grand Villas
There is language in the declaration that states the developer and DVC can share rooms as long as the developer gives access to the number of rooms that would require greater than or equal to the number of points declared into the association. So in theory say they declared 1 studio and 1 bedroom DVD could allow DVC to book 3 studios instead (if that costs more than booking 1 studio and 1 bedroom). Apparently in the past they allowed this (Jambo for example people could book Value units before they were declared). However, at CCV the developer wasn't allowing DVC to book all the studios (I was also informed by Management DVC only was being given access to the units declared), evident by the mass availability that opened across the calendar year as they were declaring studios (more than 50%, might have been more, of the studios and lockoffs here were declared towards the end of last year over a couple of the final declarations)

Basically if they declared 100 points any given use day DVC owners can really only book about 100 / 365 days

Thank you. I knew I had seen the 24 number somewhere for the Tower Studios, but I wanted to look at the rest of the numbers but couldn't find it again. All I was finding were these last numbers, which did not seem right, but where I'd found them did not point out that those are the numbers for what's currently in DVC. Makes more sense now.

Now, for the 2 bedroom lock-offs, do I understand right that those can be split into one-bedroom and studios? These numbers for studios and 1-BRs are just dedicated?

That is my understanding as well!

Correct what I posted as the studios and 1 beds are dedicated numbers. The ones I posted as 2 bed lockoffs can be split up this increasing the number of billable studios and 1 beds.

With this breakdown of rooms at Riviera, do people think studios will have the supply and demand issues other newer resorts have? I'm assuming standard view will be tough to get at 11 months like at other resorts, but trying to gauge how hard getting any studio at 8am at the 11 month window will be. I'm considering selling my small BWV contract to buy a small Riviera contract for our short, 3-4 day F&W trips. But if getting any studio at 11 months is going to be tough I'll stick with BWV.

I like the idea of cashing out of BWV while it still has good value while extending contract life with a 50 year DRR contract. Obviously no one knows for sure at this point but any thoughts are welcome.

I’m selling BWV because I bought RR. I think standard studios are tough anywhere. I think you will have a fighting chance of getting one here at 11 months because the resort is bigger and has the tower studios. However, you would have a much better chance at a preferred studio. If you only want to book standard studios, then I probably wouldn’t buy here.
