:crazy:What is going on with these resales prices?Small contracts, even SSR commanding $100 PP?
I guess there is one born every minute. I am a long time owner and so glad my loan was paid off..
 
I just bought AKV for $75 per point for 160 point contract. Still deals out there but it's getting higher and higher. Still a lot cheaper than direct though
 
Some of the listings do seem a bit out of line, but I do see SSR and OKW still mostly in the $80's. But yea things like a VGC stripped for $160 and BCV for $140 seem a bit high. There is a fixed week VGF studio contract out there though that I would love to have.
 
On the other hand I'm sure a lot of other timeshare owners wish they could say the same thing. A strong resale market makes your membership a lot more valuable should you ever need to sell
 

I know! I was waiting a few years after our initial purchase till we had a chunk of $ to throw at a 50-80 point add on (I'm already feeling the point pinch and we'd really like to start booking 2 brs) but we paid $62 a point in 2012 and I'm not sure I can stomach $100 resale. I am not sure if I should bide my time for another little economic dip or just buy some direct--if the prices get too close it'll make more sense to pay the extra $ upfront to get the longer timeframe of the most recent resort!
 
I personally think the prices are too high for me to recommend resale (or direct) to anyone.

For a few years, I was pushing people to buy resale. I had crunched the numbers, and break even was after 7 week long trips (7 years). If you didn't use dvc, but used it like an investment vehicle, then it was a 7%+ return if you were to rent out points after maint fees, assuming your principal remained intact (ie: can resell at same price).

Now? I can't even bear to do the math.

My brother and his wife are still waiting to close on their stripped 170 pt SSR at $67 plus closing costs. They agreed to the price back in April. Yup. They are hanging on and not backing out, hoping the sellers actually will close someday bc they know the prices have skyrocketed and they can't get the same price anymore.

Their international sellers claim they are waiting on a signature still. Apparently, there are three owners, all of whom live in different countries in Asia. Sticky situation.

But yah, I do think the prices are a tad high. However, it's lower than direct, so..... If you plan on using your dvc, then you wiil get the benefits. Value is in the eye of the beholder ;)
 
I agree that prices are high now. The 50 point or less contracts at listing price are especially high & close to direct prices. They also are not selling immediately like they used to. I decided in the last couple months that I wanted a small add on. Over the course of the last few months, made offers on 3 contracts that did not work out for us. Finally, the 4th one did. It is still more than we paid a couple years back but a good savings over direct. I wasn't sure if it would happen but we were not in a rush & not willing to pay more than we wanted. However, I did find some brokers were not as willing to present offers for anything less than asking.
 
A trip to Disney is on average 30 to 40 percent higher that it was 3 or 4 years ago. I think the contracts just reflect that increase. Not a bad thing.... Just the state of WDW.
 
I sold my OKW about 6 months ago for $70/pt and now OKW contracts are commanding beyond $80/pt. On the surface this is a significant jump but when you look at mid-summer sales vs Q4 sales, there's a point during the year when a buyer will stop paying the current year's annual dues and the seller needs to eat it if those points are included. In a strong market the sellers will use the per point price to make up the difference - and we currently have a very strong market.

In my case I received $70/pt plus the $1300 in dues I paid in January 2015. Not much of a difference from the $80/pt price given my # of points. Additionally, the timeshare companies like higher contract prices as that's where commission is, they don't get anything when dues are repaid.
 
Anyone had a seller back out due to skyrocketing resale prices? Not sure how worried I should be about this as I sit waiting for my $69pp AKV contract to close (agreed to 6 months ago and just one week ago sent in final documents/funds at the conclusion of current owner's reservation which extended to 10/31).

If you already have a signed contract with the sellers agreeing to the price and then reneg on it in order to sel it at the new higher prices, I'm sure you have some sort of legal recourse via the courts.
