Been looking at DVC for some time. :confused3 To compare resale $ to Disney don't you have to add back closing costs for point cost? If you would pay 90 for SSR 150 points (no closing cost) plus you get 2005 points, wouldn't you need to pay 85 or less from resale to break even?
 
You will need to factor in closing costs. We have purchased two re-sale contracts - each for around $10,000-$11,000. The closing costs ran about $450 for each. Remember purchase price, who pays closing costs and sometimes who pays maintenance fees are all negotiable with the seller. You just need to make sure the offer will pass Disney ROFR. To me the best way to compare contracts is to figure out the total cost divided by the remaining points left over the life of the contract. It does not factor in present value but it gives you a better method to compare two contracts that have different points available. Good luck.
 
There are some incredible resale deals right now---VWL, 150 points for $82!?! That's a steal, it seems to me. I paid $86 for that many points just last month...
 
It is only a steal if it can pass Disney. Before making an offer you should talk to the Timeshare Store to see what your chances are passing ROFR and look at the thread listing what passes and what has not passed. We used Kristie at the TTS and she was great.
 

There are many great deals available through Timeshare store and other resellers. We bought resale at HH for $68/pt which included some banked 2004 points, and all 2005 points. Keep in mind that many of the low dollar contracts are stripped. $82/point at VWL is a great deal but includes only 16 2006 points. Also, the process can take 2+ months to complete and you may come out ROFRed by Disney and you have to start over! If we would've bought SSR, we would've bought direct due to all of the current points being offered which are worth $10/point--financially, it is a very close call considering resale for SSR is 80-82/points but MUCH easier direct from Disney. Any other resort except for BCV and maybe VWL, I would buy resale.

We just bought SSR on Sunday direct....mainly for all of the reasons you listed...We didn't want to have this process extended for months, only to have it not pass ROFR. Plus, for our first purchase of 200 points, even though it may have run out to be a couple of $$ more per point even with 05 points, it was a good way to get our first purchase under our belts easily (maybe too easy..... ;) )
 
Disney ROFRed us 3 times on the VWL but on the 4th try we were approved. My main thing after reading this board and dealing with the TSS is to buy where you want your home resort to be. I had visited some of the main lobbies and I knew from that where I would like to stay. With patience the right contract will come up.
