Resale through Disney?

Since we're going to be at DL in a few days, and my DH is now actually willing to go to the DVC sales office (SUCKER! :teeth: ), I was wondering how this works.

I know about the SSR 15% off owner referral incentive, but what if we want to buy points at a different DVC resort? What is the average price-per-point that Disney charges for resales? Is it close to the asking price-per-point for the resale listings with The Timeshare Store? Does Disney negotiate on prices for resales at all?

And, I know that Disney requires a minumum 150 point purchase for first-time purchasers, but does that 150 points need to be all at one resort? Could we buy two 75 point contracts or three 50 point contracts instead?

If it's through Disney, it's not considered a resale even though Disney might have acquired the points through ROFR, so technically someone else owned them first.

The price for all resorts other than SSR is $92/point. That price is not negotiable. That's most likely higher than you'd pay through a resale, but you get Disney financing, there's no ROFR to worry about, and you won't have to pay closing costs. I've heard that BCV points are hard to come by but that points at the other non-SSR resorts are more readily available. (I know from personal experience that VWL points are generally available.)

When buying through Disney, you could only buy two contracts - a 75-point one and a 50-point one - if you already own at DVC. If you're not an owner, you'd need to start with a contract that's at least 150 points. If you're not and owner and definitely want less than 150 points, you'd have no choice but to buy through resale.
 
Wow, $92 per point! Even for HH and VB?! That's a lot! :earseek:

So I guess it's better to buy a resale unless you really want to purchase SSR points - right?

Or maybe it's better to buy 150 SSR points through Disney, and then buy a couple 50 point contacts at different DVC resorts through resale. That way we would have three home resorts with an 11 month booking window for any of the three, right?
 
Mmmm - i didn't realise this. I thought all resorts were $98. That will make it even more difficult to decide whether to add more points at another resort or SSR. Would also like more VWL or some OKW. Difficult decision. Does anyone know how hard OKW points are to come by? Would love the chance to stay at Grand Villas there.

Right...BUT...remember...you would have 2 individual "homes" @ the 11th month window with 50 points....NOT...200 pts. available to use @ 3 resorts @ the 11th month window!!

Do you understand what I mean??? :confused3

If you want the points at HH or VB, you'd be much better off getting them through resale. There's less of an advantage to getting the WDW DVC resorts through resale, though you can still save money with the right deal.

The points at SSR are $98, but the 15% discount for 120 points or more is still in effect. The $92/point at the other resorts doesn't come with any discount regardless of quantity.

Also, the SSR points have the extra years. For me, I'm old enough that I'll be dead before I could use those extra points anyway, but for a younger buyer or a buyer that wants to leave the contract to an heir, the extra years could be a big selling point.

I'm not sure I do understand. I thought that you could transfer points between accounts, so wouldn't I have 200 points to work with when booking, regardless of which home resort I was booking at the 11 month window? :confused3

I know I'd have only 200 points total to work with, and not 200 points at each seperate resort (meaning 200 + 200 + 200 = 600 points).

Also, wouldn't I have three individual homes (150 point contract, and two seperate 50 point contracts)?

I think we're on the same page, we're just saying the same thing in different ways. :rotfl: (Oooops, I guess we weren't saying the same things. :blush: I get what you're saying now.)

I have a question about this -- I always though I knew the answer, but maybe I do not.

Suppose you are an owner of a very small contract -- say 25 points. Can you buy an additional smaller add-on contract through disney (say, another 25 points), or will they only sell add ons to those who own at least 150 points.

Transferred points retain their home resort. You can't transfer, for example, 100 OKW points to a BWV account and have them become BWV points. They are still OKW points, and as such couldn't be used to book a room at any other resort more than 7 months in advance.

Ahha! I getcha Jimbo. :idea:

So, if I wanted to stay at OKW for a week (7 nights), and we had lets say 50 OKW points, I could book maybe 3 or 4 nights of the week at the 11 month window, but I'd have to wait to book the remainder of our stay at OKW until the 7 month window with our 100 BWV points.

Am I getting this right? :Pinkbounc

Good question. If you got 25 points through a resale and that's all you own, and then you tried to buy an add-on through DVC, I don't think they'd make you buy enough points to get up to 150. I think they'd sell you the minimum of 25 points (50 if you want financing) regardless. I'm not positive about this, though.

What you said reflects the way it's supposed to be. However, I've heard some people say that the computer system can get confused when you transfer points and that sometimes the points take on the characteristics of the account they were transferred into rather than keeping the characteristics of the account they were transferred from. That's certainly not something I'd count on, though.
 
Having purchased small add ons 50 VB, 100 bcv when they first were sold and having to juggle these points; my subsequent purchases were to add to my original OKW as this is where we love to stay and when we need a grand villa the 11 month window is a necessity and we are planners so 11 months is not to far out for planning for us.

We also purchased a 150 point contract w/SSR this year intending to sell the two smaller add ons. They really do nothing for us as far as home resort priviledge goes and just require me to track these separately. We've mainly used them for Disney & concierge collection ressies or to rent/transfer.

My second OKW contract I purchased through resale and set up as a separate membership so I could transfer between memberships -- you mentioned transferring between contracts thats not possible only between memberships. This only remains helpful to me until the computer system that tracks points flaw in tracking home resorts remains in use. I think with the rate the number of members is growing at this glitch will be fixed soon. So consolidating our points at resorts we prefer OKW/SSR with the size accomodation we generally use 2br/GV seemed the most prudent course of action.

I'm definately in the buy where you want to stay camp.
 
We just bought at SSR. Not knowing much about DVC before we made the leap I thought a point is a point is a point. Now that I am planning things out I am seeing that the buy where you want to stay philosophy is really starting to make the most sense. I have yet to stay at a DVC resort, and I am sure we will love our home at SSR, but I am already thinking of adding on either at BWV or OKW, probably through resale. I love the BWV area but I would also love to know that I could get a GV at OKW at 11 months. Is it possible I have contracted addonitis already?
 
There's some right answers above. Here's what happened on our purchase last month. We just bought at SSR (first time buyers).

The regular price of SSR is $98 per point...correct
Minus the 15% member referal incentive it's $83.30 per point. 300 pts =$24,990 vs $29,400
You must put 10% down for Disney financing.
You get 12 more years at SSR vs. the other properties.
They activated my year as June 2005. That means we received 300 pts right away. (the amount we bought) They let us bank 100% to use later even though we're past the banking window. Then in June 2006, we get another 300. So, it's a great deal. Using the points wisely, you can stay ahead of the game.
