Resale prices dropping

Have you all seen the prices of resales dropping. People are in great need of money. OKW for 60 and now AKL for 78 dollars. Are these prices making it through ROFR?:confused3
 
Sellers are accepting much lower offers. I did not post this one since I knew it would get ROFR'ed, but a month ago I had a signed agreement for BWV 500 pts with all points available and the accepted price was $60 a pt. At the time I thought a larger contract would have a better chance at ROFR but then I found out Disney can break up the contacts in to any size. Naturally that contact was ROFR'ed by Disney.
 

Prices are without a doubt dropping... We bought into SSR this past month for $71 pp for 180 points which I thought was low and a great deal... Over the past few weeks people have been passing ROFR at SSR for $68-$69pp!! It's a great time to buy from re-sale if you do not need AKV or BLT.
 
The other side of the coin is that at least at BWV Disney is exercising ROFR a lot. If you go less than about $79 or $80 a pt. then Disney is taking it.
 
That's what happened with us. Now we're anxiously waiting to hear or BWV $86.

I haven't seen any activity really or that thread. What's going on I wonder? Are things clogged-up because of the holidays? I hope they're not intentionally dragging sales out, we were really hoping to make it in time to buy a small add-on at BLT.

BWV is holding up quite well in the face of other resorts re-sale value. :thumbsup2
 
Right on the edge of the economy turning south in a hurry, we purchased a VB contract. At the time, the ROFR thread was showing VB resales going for $65 - $70 per point. I offered $60 per point for loaded contract. I couldn't believe when the seller accepted, but I was even more shocked when it passed ROFR. We were actually at WDW staying at SSR when we found out it passed. Needless to say, we were thrilled.

If you're in no hurry and don't mind gambling, I do think you can get a great deal right now. :thumbsup2

And while I'm asking...how many points is the minimum amount you can buy when buying from Disney. Just curious about the minimum you pretty much need to take a nice weeklong vacation.

ROFR is Right of First Refusal that Disney maintains on all contract resales. Anytime a DVC contract is sold it must go to Disney first and they decide if they wish to purchase it at the sale price or if they will let the sale continue.

Minimum buy in thru Disney direct is currently 160. As of Jan 15th the minimum will be increasing at BLT only to 200. AKV and all older resorts will stay at 160.

nope - disney has the right of first refusal. that means they can step into the buyer's shoes, so if the seller is desperate and offering to sell for cheap, disney can buy the contract at those terms (which they can typically turn around and resell at a profit.) the seller gets their price, disney gets inventory for members looking for add-ons and the original buyer gets to start all over.

yep-there is a link to the point charts for all the resorts at the top of this page. depending on 1) which resort you prefer, 2) what size room (studio, 1BR, 2BR and so on) and 3) when you are traveling, you can figure how many pts you need for a week's vacation.

There's a lot of speculation as to why the minimum purchase is going up to 200 points for BLT, but the higher point requirements per night could be part of the logic.
VB and HHI....$92/pt.
 
For new purchases of 160 points the cost at BLT is presently $107. AKV is also discounted for that many points - I think the current discount is $6.25 ($97.75 per point).

HH and VB are $87 for purchases of 50 or more points.
 
I purchased my last contract in Sept. (BWV) I paid $81 per point and the seller paid the MFs. It doesn't look like the price has changed for BWV.
 
I'm about ready to pull my 60 point SSR contract off sales list as we've only received offers of $69-$72 per point. I was going to sale these so I do a larger add on for GCV.

If you're talking about the ROFR thread, Robbie (Donald is #1) is at Disney right now. I ran into late last week, and she's staying for 12 days. (Yes, I'm jealous)
 
Is there any way to exchange for another resort. I want to get out of my SSR and get either new Bay Tower Contemporary or AKL- Do I have to go resale or can I sell it back to Disney in exchange to buy into another resort?
