RESALE POLICY CHANGE!

Sorry ziravan. I thought you were spoofing. I do not see anything remotely like that happening because every contract is about you and me owning an interest in a DVC resort with the consequential benefit of being able to book at a DVC resort. Requests made on our villa reservations has nothing to do with perks or benefits. I think you're entirely safe there. :)

You missed the point and that is what's to stop DVC from refusing to take requests at all from resale buyers.

If its in your home resort that may be borderline illegal as it gives different people different rights in regards to the real estate use.

Has anyone done the actual count to detemine number of connecting to those which are not at Poly? My understanding is also that it would be a low number but that is based on my guess that you should find a non-connecting studio on one side of a floor only if the number of studios on that side is an odd number which would leave only one without a connect, but I do not know if my reasoning is correct.

I do not know that answer for certain but have read it is something like 4. I've stayed at the Poly and done the member tours, etc. and every single studio I have seen is connecting. MS would be able to answer definitively.

See my Post #802 above where I addressed that statement as well. I just simply do not ever see that kind of nonsense happening.

1) I don't think many people feel confident at all right about now.
.

Maybe not here but here may be a different sampling. Still, even here there are people saying "sounds fine, doesn't affect me". Changes like this mean more changes and eventually one will come along that affects you. I think everyone should take note of things like these and at least always have it tucked away in the back of your mind.

The thing is and maybe many of you don't read other social media forums and the DISboards/DVC is a gentler, milder version of what is really out there. I have already shared two comments. Members who are direct buyers would complain over having to have two cards. They would see that has punishment to them. Believe me lately I have seen these new members and some are not very nice and they are very, very vocal.

Based on social media comments I have read; the MK parties really got people's dander up. They were limited in number and some direct buyers, especially Polynesian buyers weren't able to get in. Then after this happened I saw talk about the new lounge, would they get turned away there too, because as you said someone that paid half what they did is up there.

A couple of thoughts - those MK parties did not "sell out" that fast. So, if they didn't get in it was their own fault IMO. However I doubt that was any influence on DVC for this decision but it's good for an excuse for DVC on why they are doing it and some will pat themselves on the backs until DVC does something that does affect them. I do I find it interesting that you say you have noticed a sudden rash of things like this. DVC/DVD itself stirring the pot? Online media is a perfect forum to do that as you're really an unknown sitting behind a computer.

But lets assume they are just owners. They're still going to be in for a shock when they realize that they still often won't get into these events unless DVD really ups the game. They are not announced far enough in advance and usually do fill up faster than most even see the notices. I'll guess they still won't blame DVC though and will just continue to blame other owners.

Only 2 do not connect. In the conversion they made 2 previous hotel rooms utility or storage rooms. All other rooms in the DVC buildings connect.

Both in Tokelau.

Absolutely do not think DVC is stirring the pot, they delete many of the negative comments. They want everyone happy on there. It's kinda hard to hide behind the computer on Facebook.

These owners will definitely continue to blame anyone but themselves.

What is the Facebook page that is getting the most feedback on this policy change ?

Thanks,, Kathy. I knew it was a tiny number. Where did you get your info?

But is it really the same or is that just the marketing pitch?
But you asked:
Can you think of any company which DOESN'T market its products as being "different"?
So all we're talking about is marketing. (Cover kids' ears) I don't actually THINK Disney is magic. But it's clearly how they want to market to us to pull in the outrageous prices on everything.

Another suggestion for direct marketing: Remember a while back when they replaced the 1-time use developer's points incentive with a cruise incentive? Now I think that would go over well (again), especially with the resale restrictions on cruises. Get the customers addicted to the cruises!

When you buy that brand new Jeep Wrangler, typically there are a handful of extras included. You'll get the bound owner's manual to stick in the glove box, maybe a nice set of floor mats and a $1500 manufacturer's rebate. When you buy a similar vehicle from a used car lot, Jeep isn't giving you the bound manual, the floor mats or the rebate.

By virtue of owning the car, you're part of the Jeep Wrangler owners' club...but you did NOT give Jeep any money for that used vehicle so you're not going to receive the same treatment as a customer who did.

To take the Jeep analogy one step further, imagine the Jeep dealership essentially took that used Jeep Wrangler, removed all the Jeep badging and said "Here you go. We can't stop you from buying a Jeep, but we certainly don't want anyone to know you have it. Don't ever show your face at a Jeep dealership or waive to another Jeep owner. You're most certainly NOT one of us." It's such a slap in the face to someone who just signed a contract agreeing to pay you annually for the next 41 years.

Looks like they may be grandfathering those in process! I was hoping they would do the right thing!

IMPORTANT UPDATE:
In a letter from Disney e-mailed late this afternoon:

This note is to inform you that anyone with a contract that was received by Disney Vacation Club by the end of the day on April 3, will be grandfathered in to have the same access to Membership Extras that are available to others who have purchased DVC memberships from sources other than Disney since March 21, 2011. (Note: Those members who purchased from sources other than DVC after March 21, 2011 may not use their points for the “Disney Collection” (select Disney Resort Hotels, Disney Cruise Line and Adventures by Disney) and the “Concierge Collection” resorts. As a reminder, the Membership Extras are incidental benefits offered by DVC and are subject to change.)

AWESOME! Thanks for the update.

My broker (Fidelity) just confirmed this as well!!!! I'm so relieved! I just hope when they say "received by DVC" they're talking about when it's sent to them for ROFR, not when it's sent to them after closing (when they update the names on the contract).

hmmmm - there COULD be a bit of a hole.

First - we HAVE all the DVC points we want. And we bought them RIGHT through Disney (no dog in this fight) :).

Now - please - shoot a hole in the following scenario:
1) Ralph & Susan buy a MINIMAL number of DVC points at Saratoga Springs - RIGHT from Disney. They are now "real" DVC owners.
2) Next week, Ralph and Susan buy a bucketload of points on the resale market for the Resort they actually LIKE.

The problem: Every so often? Disney HAS to give Ralph & Susan a valid, full tilt "I bought from Disney" DVC Membership card.

I guess (it's a guess) that DVC is going to get into a real MESS with banking/borrowing/transferring points. The only choice LOOKS like an Animal Farm approach.....
"Some Points are more equal than others" :). It's all I can come up with - just seems like we MUST see "Point Categories" in the near future.

I don't think most buyers are that informed. I think it has been proven on here how many don't understand what they bought.

I will not be surprised if the minimum direct purchase is raised.

Nice use of nested parenthesis there.

I wouldn't get too excited, though. The perks will be retracted tomorrow by fax, and then reinstated by telegram on Monday. Good lord.

P.S. I TOLD YOU ALL. Sheesh. :P

My broker just posted this to their FB page. Just got this from DVC within the last hour.
