What to do what to do?
If I buy resale chances arfe I could get OKW which is alot chaeper on annual fees. Then the BCV and BWV that are available direct.
The whole resale through a broker and not Disney scares me.
What do you guys think?

We were very happy with our resale. We used Pat Spell at The Timeshare Store and were able to purchase VWL points. We also got a better deal than the current Magical Beginnings offer from Disney. The resale route did take longer but if you are not in a hurry it is not a bad option.

Many people who post on this forum have purchased resales, myself included. What exactly is it about resales that scares you; is it the brokers themselves that you're unsure of? I purchased through Jaki Apetz of www.atimeshare.com and she was great throughout the whole transaction, keeping me updated every step of the way. Others have gone through Shontell Crawford of www.timesharesbyresale.com and Pat Spell of www.dvc-resales.com and have had good experiences with them. Try giving one (or all) of them a call to see if resale is the route for you.

Forget the DVC vs resale as a major part of the issue. Decide where you want and what price you're comfortable with and that will make your decision. Good luck.

We went direct through Disney and bought Hitlon Head after a few days of discussion between that and VWL due to one thing the offer they made us for the buy back of our first years points it allowed us to not pay out of pocket for the downpayment. We also liked the fact that the dues were the cheapest off all places.

We bought resale through the Timeshare Store, and looking to add on again. We could have bought direct from Disney, but would have paid more money. You get a slightly better price through resale than Disney, the only difference is it does take longer (approx 4-7 weeks before you close). Other than that, you get the same benefits as if you would by direct.

I have bought resale and through Disney and both are fine. Through Disney it is very fast and you can use your points in a matter of days. Also, sometimes you can still buy soldout resorts through Disney. Resale does take longer and you have to factor in the closing costs which you don't have with Disney. If you are buying a larger number of points resale, there are banked points, and you get a price for the points, it is definitely cheaper resale. If you are buying less than 100 points, I would go with Disney.

We purchased by resale from Jaki Apetz in May. Everything was fine. She's wonderful and we ended up paying about $69.44 per point (including closing costs). If I'm not mistaken that's a better deal than MB. BTW, it was BWV.

Like Nana Sue, we've bought through Disney and resale through The Timeshare Store. Both were painless and we handled everything over the phone.

If you're planning on financing, Disney's - while not the best rates on the block - is seamless from start to finish. We paid cash through the Timeshare Store, and sellers WILL negotiate, but financing is a lot trickier.

Ultimately, buy where you want to stay, as Dean pointed out.

We bought our frst contract through the DVC and our second contract through resale, and had no problem with either.

Basically, when we bought our first contract, all that was available was OKW and the BWV. We decided on OKW because we liked the laid back feel of it, liked the larger room size, and liked the fact that it was cheaper than the BWV. We do like the BW location, but we figured seeing that we go at oddball times of the year, getting wwhat we want on the BW wouldn't be that hard, and it hasn't been, I'm happy to say.

Basically, we asked ourselves one question..."if we could never stay anywhere else when we came to WDW except for OKW, would we be happy?" The answer was yes, so we bought.

When we did our resale with Pat Spell through The Timeshare Store, we bought at OKW again, for the same reasons.

We bought resale through Pat Spell and it was easy, just took a long time because the seller was in the UK, we paid 64 per point at VWL! with 138 banked points! And didn't pay and maintenance on the banked points, just closing costs. We started the process on October 16 and finally closed the first week of January! then did an add-on direct from Disney for VWL with the same use year. So we now have 225 points whichis perfect for us. My suggestion is if you are pretty confident and don't need your hand held, go the resale route, if every little thing is going to bother you, or you have tons of questions, go through Disney, I think I may have spoke with Pat about 5 times during the entire transaction. Mostly to see what the hold up was, which was Disney at the end, because of the end of year holidays and accounting computer issues!

One thing I found out is that you cannot buy a resale and pay for it with your credit card (through Shontell Crawford anyway). We wanted to purchase now but 1) we won't have the actual cash until September so we wanted to put it on a 0% credit card until then. 2) I wanted to get points on my disney visa, therefore I wanted to put it on the card and pay off in a couple months - it is 0% for 6 months.

When I spoke to Shontell she told me the only way I could put it on a credit card was with a convenience check. If you use a convenience check you are charged a fee and you don't receive any disney reward dollars on the visa.

Anyway that may not be important to you, but it mattered to us and that is why we went direct through Disney. It ended up working in our favor because we wanted BWV and Disney had just started selling them to members when we bought in. So we bought at BCV and BWV. It was painless and very quick.

Good luck with your decision!!:Pinkbounc

Unlikely to get complete documentation (POS documents, checklist, etc).

Disney pros:
Dealing with a known entity - comfort level
No risk of seller backing out or ROFR
Easier to buy current resorts
Fast process
Can make reservations almost immediately (before closing)
Get to sign on Mickey ears

Disney cons:
No opportunity to get a contract with points on it
May be slightly more expensive

We bought resale and it was fine - my only complaint was that it did take a LONG time - and even that wasn't much of a complaint because we weren't eager to close.

We have done both. Resale was no faster, no slower and no more involved than buying from Disney direct. We use Pat at the Timeshare Store and Byron at DVC. Both were professional and great to work with.

Deciding where you want to be is more important, then get the best deal you can.

Good luck.

We have purchased via The Timeshare Store and through Disney. Both were very good. Before you purchase a resale you should know which resort is a priorty for you and do the math. You should be able to get a resale now in the area of $67 to $72 per point. Factors such as the number of points available will affect the price. Also, factor the closing cost and maintenance fees. Disney does pro rate the maintenance fees the first year.

When we purchased via Disney my son was a CM and we received a 15% discount. I recommend resale you should save money.

Good luck to a future neighbor!
