Resale BWV or SSR through Disney -- Help!!

These boards are so helpful, I just had to register and start posting to get some help! I am so excited that we have decided to buy!! After much discussion we have decided that it is the right time to join DVC, but now the hard part, do we buy at BWV or SSR? I need help and feedback from everyone to figure out what we should do!

We will most likely always stay at BWV or BCV. We always travel at less crowded times, i.e. January. How much does the home resort matter in this case?

The deal through disney right now might actually be a better deal for us than a resale after paying closing costs and maintenance fee reimbursement. And, the SSR option gives us 12 more years.

But then, if we are going to buy resale, should we be buying at OKW to save $$ assuming that since we travel at the least crowded times we will be able to book BWV and BCV?

I hope this isn't too confusing, any help would be appreciated. I also wonder what can be negotiated in a resale -- price per point, closing fees, or payment of maintenance fees? Is it better to negotiate on closing fees so the deal looks better to Disney?

I have always seen people post "BUY WHERE YOU WANT TO STAY". If maintenance fees, etc. are an issue buy OKW I think they are the least expensive. If EPCOT and MGM are your favorite parks buy BWV. With the NUMBERS of members continuing to go up and everyone really wanting to stay at BWV and BCV it will become harder to get a resort outside of your home resort, so the 11 month window will be SO important. Good luck with your decision; I know we have NEVER regreted ours.

The nice thing about owning BWV points if that is where you want to stay is that you almost always need the 11 month window for a standard room (standard rooms are less points) or for a room with a Boardwalk view.

Remember too that your vacation pattern could change over the next 38 years and 10 years from now you won't be going in January any more. Buying where you want to stay is always the safest bet.

You mentioned that you always travel during the slower periods, but there is often very little corrolation between crowd levels at the theme parks and DVC occupancy rates. Some of the hardest times to book at DVC are when the crowds are low at the theme parks.
 

Will you be disappointed if you cannot obtain a ressie at one of the Epcot DVC's?

If yes, then buy where you really want to stay and book in your 11 month window. At 7 months, it's a free-4-all.


Are the extra 12 years and comparable price worth that disappointment?

If yes, then I would buy at SSR for the extra 12 years or OKW for the lower points and dues also the Grand Villas at OKW are very affordable pointwise during the week.

I agree that with so many members, the smaller DVC's will book up even in the "offseason". This may take some time to happen, but it is a legitimate future concern.

If you don't own at BWV then count on using the preferred view point chart, when estimating your ressie.

You can always waitlist, but imho what's the point of planning 7 to 11 months out if you will not be happy UNLESS your waitlist comes thru.

Resales are negotiable. You can make any offer to the seller as far as what you are willing to pay and what fees etc. you will pay. They may or may not accept and DVC has ROFR.
 
Just in case it hasn't been said often enough, buy where you want to stay. Assuming that you can afford either option (why else would you be considering them both?), remember that this is an investment in pleasure. Maximize your pleasure by tuning into which resort gives you the best feeling, then set logic aside and go for it!
 
Here are the threads where I asked the same thing... cemented my decision to go with a resale... the biggest thing that stuck out to me was the "do you want to spend the next 38 years enjoying your vacations 100% at where you want to be, or have that extra 12 years at the end when you may not even be in good enough health to enjoy it," or something like that. Good point!

Thanks to everyone for all the insight. It sounds like we should really go with resale. Now after reading the further threads, I might want BCV - it is such a hard decision. Since we typically travel at colder times the pool isn't really an issue. But, that may not always be the case and SAB sure is cool! We stayed at the Yacht Club in 2001 and loved it. Wow - what a hard decision!

You decided on Beach Club? Have you been happy with your resale experience so far?
 
We went thru the resale process a few months ago. It was very easy (not as easy as going thru Disney). The only drawback (if you are an imapatient person like me) is the wait. But it is so worth it to buy at the place you really want.

Make sure you contact the major resellers and let them know what you want, # of pts and Resort. Most good contracts do not make it to the websites.

Also if you want to buy from Disney, let them know what resort you really want as well. Some people recently have gotten pts at sold out resorts thru Disney.

if youre not going to buy BWV or BCV, then go through Disney. No brainer.

If your heart is set on BWV, then pay alot for it so youre sure to get it.

The other thing you could do is buy SSR, first. Then if you find you cant get into BWV when you want to, add on there through Disney and sell off your SSR.
 
Oh, oh YES! Kasey is right. Do contact a few different resellers and give them some constraints and several phone numbers for you (home, work, cell.)

BCV contracts especially come up less frequently and when they do, if they're a good deal, they go FAST! :earseek:

I have been totally pleased with everything so far. I used the Timeshare Store (link at the top of the page) and went through Jason.

Call him or email him and let him know that you're interested in a resale for x number of points (give a range) and at what resort. He might be able to give you some advice as to which resort to choose. Our contract came up at $75/pt for BCV, 270 pts./year with 224 '04 points available, all 270 coming up on '05 March use year. We countered with $72 and the seller accepted very quickly. If we didn't act within an hour of hearing from Jason, we would have lost the contract. Oh, and another thing, we told Jason we were willing to go all the way up to the $75 the seller asked if needed. He does not disclose that to the seller, however, and the seller was perfectly happy with the $72/pt. (And so were we!!!)

We went with BCV because we could always walk to BW, just a 5 minute stroll over there for dinner, but we couldn't pool hop to SAB. Knowing our vacation profile totally helped. DH and I loooove room service (Beach Club has an awesome menu), we love to swim and hang out around the water. I also really liked BCV and BWV because of their proximity to two parks. While we'll definitely be spening a ton of time in MK, having not gone to VWL, I wasn't comfortable enough with it to buy there, even though everyone raves about it! (I'm not really a campin' kinda gal, but we will stay there sometime around the holidays based on everyones' recommendations!)

Once you make your decision, stick with it. Your gut is telling you the right thing to do. You can always move around to BW (at the 7 month window) later. There are so many people on here who have gotten standard view at BWV in their 7 month window that it really is possible.

By all means, buy where you want to stay. End of discussion!
 
I'd buy BCV or BWV in your situation even if it is somewhat more expensive. But the reality is it will be cheaper. Don't let yourself be fooled into deducting the $10 per point Magical Beginnings from the price on SSR without comparing ot how many points you're getting resale. It's not a reasonable comparison as you lose this years points plus have to pay at least part of the fees on the points you RENT back to DVC. And you could always rent out the points on a resale to do essentially the same thing as MB.

Yes you do have to compare all the costs which for a resale will likely include the closing. Just make sure you compare apples to apples.
 
Buy at the Boardwalk. You won't regret it and you may need that 11 month window.
