One can just quote the business they'd like to recommend using their website address. If it appears with ****** then it's filtered out and cannot be talked about. Most big brokers are allowed. Some brokers are banned and can’t be talked about on these forums. They get filtered out and the mods don’t like it when people try to allude to them and work around the filter. Curious what direction this thread will go
I'd support two of these... www.dvcresalemarket.com and fidelityrealestate.com . Personally, I think that it's more likely that you'll have a good experience with resale if that is the ONLY thing the broker does. I think there are other business models used by companies that also offer rental (as they might be buying contracts on the cheap and stripping points) or offer title services (as that is a complete conflict of interest).DVC Resale Market (https://www.dvcresalemarket.com/) is big for a reason: they run well and treat people well. I haven’t bought with them but have interacted with them plenty and they are nice people. Their prices do tend to be higher.
I had a great experience with The DVC Store (https://www.dvcstore.com) as well. Super nice, responsive, and helpful!
I worked with one broker I won’t recommend here, but they are small enough I don’t think they are commonly used. And since maybe my experience was just an uncommon glitch, I don’t want to call them out.
Fidelity (https://www.fidelityrealestate.com/brand/disney-vacation-club/) has also been good in my experience, but they do so much business quickly that you do want to read your contract and make sure it is accurate. They are very perfunctory and efficient; they aren’t necessarily going to walk you through things like some of the other brokers. They also have a buyer’s fee you should negotiate. But their prices tend to be lower.
I’ve never worked with a broker that is banned from discussion in these forums. I know of at least one and there could be more.
Note there are two different brokerage companies out there that have very similar names. The one I’ve dealt with is sometimes also called The Timeshare Store. I don’t think they engage with much of what you mention (though hard to say).I'd support two of these... www.dvcresalemarket.com and fidelityrealestate.com . As important in the process is the title company. I've been happy with Mason. And have found First American to be a total disaster, where people there often don't even respond to emails.
Lastly, most of these businesses (resale and title) are reasonably low-pay, low-volume jobs. No employees there are getting rich. So it's best to review everything carefully and have a little patience.
Very informative, thank you! Seems like I did well going with www.dvcresalemarket.com for the first contractDVC Resale Market (https://www.dvcresalemarket.com/) is big for a reason: they run well and treat people well. Yes i was surprised to see 3 people selling on the contract. I was like great now I have to wait for all 3 of them to do stuff. I was surprised when they signed the contract right away, even before me. So far they seem motivated, they listed it as a set price I think it's called "hot deal" on www.dvcresalemarket.com so I didn't have to negotiate so that part went fast. It was a stripped contract which I'm not too thrilled about, but I think I did okay at 124 pp and they used 64 points for this year and left the rest. I did see one better deal that would have worked perfect for me on dvcforless.com a couple of days ago, but I didn't know about that site back then and ya can't win 'em all.I’ve used 5 different resale brokers for various DVC contracts. Fidelity is really the only one I feel you have to watch like a hawk….
You are in the “exciting” part of the process…. I hope that Magic Title ( DVCRM’s in-house title agent) gets your docs back to you quickly once RLFR comes back. It can also take quite a while for the signed and notarized seller docs to be returned from an Intl seller.
Go in with the expectation that things may take at least 2 months longer than a normal timeline with an Intl seller.
I haven't had communication with them for about 10 days because I'm in ROFR and know it takes longer than that. Do you think i should message them and ask if anything has changed? No matter which broker you use, read your contracts closely and stay in close contact with broker and title if you find communication is lacking.
I had one contract where the broker just forgot (?) to contact my title company and then in a separate incident the contract didn’t get sent to ROFR until like three weeks later when I asked about the status (though I had received an email that it had been sent). My title company was like “we don’t know why you sent us this money; nobody has contacted us”.Since I am somewhat unclear if this was the broker or the title company’s fault (I suspect broker), I haven’t used either since.
I recommend checking in before that and asking questions.
Oh ok! Sorry about that, I wasn't aware, but now i know!I have used several and to be honest, all went fine and can’t say any were better or worse than the others.
As mentioned, post a link to a broker, if it’s filtered no comments, and this includes discussing a broker in general without it. Best thing to do before posting is to test the website link first.
Also, just to clarify, mods don’t make the rules…we have chosen to put in our time as volunteers who help to enforce the rules the owners of the site have put in place.
What is your favorite title company if you don't mind sharing. Haven't had to work with mine yet, so we shall seeWe’ve used:
https://www.dvcbyresale.com/. Excellent service
https://www.dvcresalemarket.com/ lots of hand holding, no complaints
https://www.fidelityrealestate.com/ bare bones service
As stated above, READ your contract! The title company is the big variable here, find the contract you want wherever it is, then YOU choose the title company.
You’re probably fine but at three weeks you might check in. I don’t think it is common that it doesn’t get sent to ROFR; maybe my broker was just not having a good few weeks.I haven't had communication with them for about 10 days because I'm in ROFR and know it takes longer than that. Do you think i should message them and ask if anything has changed?
I signed up for their alerts and daily ones, which is making me want to jump on everything that has 5 starsMy favorite is the one that has the contract I’m looking for, I could really care less. As long as you check over the contract it’s really the title company that matters more.
Which is why places like www.DvcForLess.com is so great, I’ll find my ideal contract not the best one on any certain resellers site.
haha! add more filtersI signed up for their alerts and daily ones, which is making me want to jump on everything that has 5 starswhat do you think about their rating system?
