Renting points for DVC

I noticed on the Rent/Trade board, that there are posters who look like they are in the "business" of renting points, not for personal use. I thought this practice had been stopped by DVC? They are asking a pretty penny for them, too!
 
I think as long is there is a demand for the points you will find people that rent, but the definition of commercial is a tricky one. Some owners actually have web rental sites.
 
I know I just posted some points to rent (so sad to part with them) I have to pay dues regardless, so I felt $12 pr point was fair. If there are commercial renters Im glad to hear they are keeping the prices up, otherwise I think it compromises the value of what they are getting. At least thats the way it seems to me. I'm sure others renting points feel justified in what they are asking, in a crunch to get rid of them, etc. Someone else responded to one of my posts and addressed this, I thought she had a good answer (as far as why different people ask for different price pr point)
 
I have no problem with the cost per point. In fact, I'm glad that the renting price is good, in case I ever need to rent any points out (THAT hasn't happened in 10 years of ownership!). What I have issues with, are the folks that use their mega-points to gobble up the best weeks, and then rent them on the boards. That leaves much less inventory for the people that are using them for their private use. You may have addressed this in the past, and I am not aware, but it just seems wrong. I thought DVC said that we can only transfer and trade out points once per year. Does that not pertain to renting, as well?:confused3
 

Actually, OP, I have no idea what prices on the rent trade board you think are too high. As far as I can see, if anything they are too low. Any time someone can rent a DVC studio, 1,2, or 3 bedroom villa for the cost of a value room, you are getting MORE than a good deal. Most of the listings I just looked at are in the $11-$14 per point range. One $11 one I saw was for late in a use year points, and the $14 post I saw was for AKV, where we are not even able to book yet. If you wanted to stay in a Savanna view studio in January for 5 nights, that would be $770. Hardly more than you would pay for a value!

I would doubt most of the folks on the rent trade board could be called "commercial renters" either. In my mind, a commercial renter is someone who has thousands of points specifically for renting out and not for their personal use. As mentioned above, they even have big web sites promoting their "business". Most folks you will encounter on the DIS are going to be renting out smaller interests either because they want to defray the cost of their maintenance fees or because they can't use all thier points this year.

You will also note that far more people are advertising for WANTING points or ressies than are advertising that they have points to rent. That seems to me they should be able to ask more since demand is high and avialability low.

The rule is one TRANSFER either in or out in a year. That means one DVC member transfering points to another DVC member. It has nothing to do with renting to non-members.

I am surprised to hear myself defending renting, because I'm one of those who kind of believes that renting too cheaply devalues DVC. On the other hand, I think if renters can get the prices up to being at least a little closer to what a moderate would cost and not a value, it wouldn't feel like it was being devalued. I have never rented out my points, but I certainly am glad I will have that option should I ever need it. I've only had 10 years of ownership, but I'm sure there will be a time in the future when I wont be able to use all my points, and then I do want the ability to recoup my maintenance fees.

That's our family motto, too, Diane. My husband swears it the cause of BCV looking so run down.

My wife swears the resorts look run-down because of DVD's easy financing.
 
I am against the 'professional' renting, not renting by someone who happens to have some extra points.

Professional renting does devalue DVC in my opinion.

Define professional renting. Is it anyone who rents their points considered a "professinal renter" in your view? DVC defines professional renting as 20 reservations in someone elses name in one year.

I'd define professional renting as renting where someone purchased points for the explicit purpose of renting them and not using them.
 
So basically you're saying that if someone purchased extra points they they plan to rent every year to offset the yearly maint. fees that you consider them professional renters. Glad you don't work for Disney VC :). Guess in your eyes I'm a professional. But I'll leave the rest of my comments to the rental thread in the Misc. board since that was more or less a direct attack on my rental thread.
