Renting points for a 2 bedrooms at AK and BW

We are planning a trip to Disney for when we complete the adoption of our 2 Honduran kids and they are able to then travel to the US with us. We will be a family with 6 kids, so 8 total for the trip. We do not own DVC and rack rates are crazy, so if we do not rent with will stay offsite. This most likely will not be possible til 2019. Just looking for thoughts on booking timeline. We have never rented before. We would like to stay 6-8 Nights and would like to stay at AK and BW, 3-4 nights each. Thinking standard but would possibly upgrade to Savannah/Preferred. Mostly likely we will go in September as that is our normal vacation month but this far out open to other months that would be better? Also flights are better on Tuesday and Wednesdays so that will be our checking/out days.

With DVC you can check in any day you wish so middle of the week is no problem. September is hot and still in hurricane season so you have a bit of risk with the weather but otherwise crowds are generally lower and it should be easy to get a reservation for that time so there are trade offs. You will need a 2BR for 8 ppl. An owner can start booking for a Sept 2019 stay in October of 2018.

Owners of a resort can start booking at the resort they own at 11 months from date of arrival. Then any DVC members can book any DVC resort at 7 months out from date of arrival. September is a moderate DVC demand month despite having the lowest nightly point costs of the year (along with January), except booking becomes more intense about the last 4 to 5 days of the month.

If you want BWV standard view, BWV boardwalk view, or AKV value 2BRs, you will need to book through an owner of the applicable resort at 11 months out, and for AKV value you are not even assured of getting it at exactly 11 months out as it can fill extremely fast once the 11 month window opens.

If you want BWV preferred pool/garden view, or AKV standard or savanna view at Kidani, and you are talking about time in Sep other than those last four or five days, then you should be able to get those even at 7 months out. Jambo standard and savanna view could possibly have some issues at 7 months out although still decent chance if not last four to five days. The one thing you do not want to do is wait beyond 7 months out to make a reservation as anything open can fill fairly quickly once that window opens. In other words, to be safe you need to assure you have someone in place to make the reservation no later than 7 months out from date of arrival.

One thing to be aware of is BWV two bedroom villas are all lockoffs. Meaning a combination of a studio and one bedroom. So the second bedroom will have one queen bed and one double sleeper sofa, plus a kitchenette. AKV - Jambo House is the same way. Kidani Village has both dedicated and lockoff two bedroom villas. Depending on the ages of your children, you may or may not want them in a room with a door to the corridor outside.

At 7 months out for Sep 2017, the first year of starting F&W end of August, the availability of rooms in Sep was very similar to what it was in 2016 (and note boardwalk standard view has always had an issue during Sep). Potentially there has been some higher demand because of the change but it has not yet shown up by filling all rooms in any particular room categories that did not typically fill before by 7 months out, e.g.., demand might actually be higher but still needs to increase further to actually fill rooms like BLT lake view, BWV pool/garden, BRV, Poly and AKV standard or savanna view, before 7 months out.
