Renting DVC points

No clue if there is already a board for this. I am a bit lost here.
Who has done it?
How easy is it? Where do I begin?

Trying to better afford a trip this fall.
 
We used to rent before buying. It is very easy! You can either go through a broker such as David's or directly through an owner such as is available on here on the DVC Rent/Trade forum. David's has a calculator that you can play with to get an idea as to what the cost might be for the various locations, dates, and room types. For this fall you will want to get on it asap as many of the studio categories are already booked up depending on your dates and desired resort. Fall is a busy time for DVC. Read through the various threads about pros/cons of renting as it is different.

We have done it many times and loved each and everyone. It gives you access to some cool resorts and perks that ordinarily would not be available. The sticky is that you need to check on availability. Having points to rent is great! But that doesn't mean anything is available during the time you want to go. The earlier you book the better the chance of getting your dates and location.

Booking through a broker gives piece of mind, can often be a little more expensive, but does offer the ability to pay over time without having to pay in a lump sum.

Purchasing privately can often be better pricing and they have access to see what is available online etc.. but most will want the amount paid in full. That may not be an issue for you but it is something to think about.

We have loved each time we have done it, almost every time we took advantage of discounted points and there just so happened to be availability where and when we wanted. Saved us a bunch of money over the regular rates you would get for a family of 5 and had access to some cool amenities.

We used an online reputable broker that didn't charge to check availability and have used them at least 5 times in the past few years and they have been awesome to work with. I wouldn't hesitate in doing it again for sure! Just makesure you check availability.
 
If you're looking for this coming fall, be aware that you're several months behind prime time for that, and your selections will be limited.

Your chances of getting exactly what you want are much greater if you have lined up someone, who owns at the resort that you are interested in booking, at least 11 months in advance of the day you wish to arrive. The probability of success goes down from there. Your chances of success for the absolute cheapest units - AKV Value and BWV Standard - are always poor.

It's important to remember some of the differences booking on points:
  • Unit sleeping configurations are different. Only one studio in all DVC has two "real" beds right now. A 1BR only has one real bed as well. Depending on party size, some of your party is likely to be on a sofa bed.
  • You don't get daily mousekeeping. No fresh towels daily. No coffee refill. That's on you to bring along.
  • You are not eligible for any DVC member discounts or perks. At the same time, you are not eligible for any special Disney promotions either, like free dining.
  • Cancel policies are harsh or non-existent. Once booked, you need to consider it a final transaction
  • The DVC member will control the reservation until you check in. Disney won't even talk to you about the booking.
 
It's very easy! We have sold our points on the DIS many times. It is true, you will likely get a better rate than from a broker.
 
What JETSDAD said. I own DVC at OKW and frequently rent out my "extra" points on the Rent/Trade forum. Insist on the owner providing you with a written contract. The process is relatively easy, but requires a fair amount of trust from both parties. The benefit is the cost savings for the renter and gives the owner and outlet to dispose of his unused points.
 
One very big tip. Never, ever respond to someone who contacts you about selling you their points or their reservation. You need to be the one to make contact first. You can respond to posts on the Rent/Trade Board, but no where else. This is just one way unknowing guests have been swindled out of their money by con artists posing as DVC owners renting out points.

One other very big tip. Never purchase a reservation from someone who tells you there will be a fee of $XX due when you check into the DVC resort. That is a big clue that they are trying to sell an RCI trade which is not legal. Both DVC and RCI can cancel a reservation that has been sold and you would be out any money you paid for that reservation. Most of those reservations are Fri to Fri or Sat to Sat and most likely a SSR one bedroom villa.

As someone who occasionally will rent out points, it's not a bad idea to ask for references from a prospective seller. There really is no governance over a rental transaction, it's an agreement based on trust. It's nice to hear from a third party that the person you're dealing with is trustworthy and reputable.

Also, reservations can be difficult to obtain if not made well in advance at certain resorts. If you know the resort you wish to visit, you should ideally be looking for owners at that resort that are willing to sell points 10-11 months into the future, if possible.
 
Fall is a crazy popular time for DVC, so you will need to get everything booked asap. If you think you want a BWV standard studio it's not going to happen.

With DVC there is no cancelling, the renter may work with you to find another reservation. You are trusting the owner to not cancel the reservation and they are trusting you not to trash the room or leave an unpaid bill.

I'd start out with David's, lots of info and a level of security for a new renter.

We always rent from the DVC rent/trade boards. I would be wary to rent from someone that just joined Disboards though.

Someone who is new to the boards cannot post a "points for rent" thread. There is a minimum number of posts needed and they have to span over a period of at least 6 recent months. The only way around that rule is to pay. You might see some threads started by someone who has a "DVC Gold" banner in their avatar. That's a sign that they paid to be able to start "for rent" threads. Scammers tend not to spend money to make money.

However, anyone with 10 or more posts could contact you thru the messaging system. That's why @Deb & Bill posted a warning to never deal with someone who initiates contact with you via PM.
