The rental board seems more of a BST So let me know if this is in the wrong spot :)
We are interested in attempting to rent points to do a value studio at Jambo house AKL for Nov 2017. We know they are sparse and its a long shot. Plan for now is to do Davids and submit our request exactly 12m out (in Dec) knowing theyll hold our request until 8am 11 months out when they can attempt.
Any tips or suggestions? :)

I would suggest having a second choice just in case! Maybe a second resort or a standard/different view at AK. Good choice with David's though! We have been happy with them. Good luck!

It's not just about availability of the room, it's if David's has the points/member to make the booking. Generally, AKV owners aren't lined up at 11 months via brokers as there is no Home Resort Premium paid.

If Value is what you really want, your best bet is to find a private owner. Otherwise, budget for a Standard.

This was exactly the problem we had when renting points last year. We initially went through David's but the only thing available for our dates was SSR or OKW. We went through an owner I found on the rent/trade board here on the DIS. Everything went very well and we loved our villa.

I'd also recommend considering working with an owner as David's 1) has to have an owner with AKV points (and they don't pay a premium for those so the last couple of years there has been multiple reports of people having difficulty securing AKV reservations then) and 2) for a value villa the owner may need to be online right at 8am to book. Establishing a relationship directly with an owner is more likely to secure that reservation IMO but even then isn't guaranteed until they get it as you are looking at a relatively busy timeframe.

I would budget for standard view, it's really not that much more. There are a teeny tiny number of value studios and they go fast as the 11-month window opens. It's hard for owners to grab them, let alone someone who is renting out their points (and may not be as motivated to be online at 8 a.m. to grab it).

Sometimes it's not even a matter of the owner being motivated. It's more a matter of logistics.
-When you go through a broker, the broker will first check for availability for your dates and villa type as soon as the booking window opens. They don't have a magic portal where they can check availability before any owner.
-Then, the broker checks for owners that they have lined up to see who has a sufficient number of points to cover your reservation.
-Assuming that they have such owners, the broker then sends out an email blast to the owner(s) and waits for responses. They won't send out the information about the reservation until the an owner responds.
-Once they get an answer from owners, the broker then sends the details to the first one to respond. It will include the dates, type of villa, names, ages (if children), address of lead name on reservation, and contact phone number for that person. That info is necessary in order to make the reservation but isn't supplied until that 2nd email.
-At that point, the owner goes online and attempts to secure the reservation. In the meantime, another owner may have booked up the villa that was previously available, which is entirely possible if you want a hard-to-get villa such as BWV std. view or AKV value.
But I agree that someone who is renting out their points for so little return (a Value Studio at AKV is not going to take many points), is not as motivated to be online right at the moment that they need to be in order to book that reservation for a stranger.

Thanks, this is super helpful. So i need someone who is willing to rent to me who has AKL as home resort?
Is it kosher to do an ISO of the rental board?

Short answer: No. You cannot do an ISO.

Read the rules on the Rent/Trade Board sticky to see what is permitted.

And you will definitely need an AKV owner and a lot of luck to get what you want.

And a backup plan.

If I were an owner in this situation, I wouldn't be interested in wasting my time for what is very likely to be no return. I'd make you give me a non-refundable deposit whether I get the reservation or not. Actually, if I were the owner, I just would look for an easier reservation to get - there is no upside for an owner in chasing a very hard to get reservation for a renter.

I own BW, and just don't rent my points between end of September and January. I get just as much for them with less bother the other nine months of the year - and its nicer to my fellow owners to not use up rooms at high demand times (which isn't why, but its a nice plus).

While I don't have experience renting I agree that you should just go ahead & budget a couple hundred more and go for the standard view. It would be easier & less stressful as the odds are so much better...

We stayed in a value studio once but it was on a cash reservation. How one of these valuable little puppies was open for cash I have no idea but it was. They are noticeably smaller and cramped. I would book one again if I could get it for an adults only trip but if we had DS with us I probably wouldn't again with 3 people.

As posted above, no. And my advice is "Don't do do one anywhere on the web". It's too easy to get taken advantage of, especially if you are new to renting and/or DVC. Much safer to reply to an owner who is offering to rent and has a track record with an online community that you can check / verify. If you are unsure, it's just better to pay a little more and let a broker do that part for you.
