Renting at DVCRS VS Davids

I just want to hear everyone's experience renting at the two big cheese David's and DVC Rental Store. My wife and I have decided that renting would be done if we find that we have points that cant be banked or transferred, in an emergency, or most commonly to fund other Disney addictions/vacations 😅 D23 is coming up so we decided to sell a few points, which I told QA cm that we sell points to fund other Disney addictions and she laughed hard because she is also a Disney fan so theyre not all sticklers about it 😅

Anyways, here is my comparison of each now that ive rented at both and id love to hear yours!

Payment: DVCRS- Pays 75% upfront vs David's 70%- DVCRS WINS

Customer Service: DVCRS- Does not have a chat feature and terrible at answering phones, Davids- Does have a chat feature where you can get answers right away- DAVIDS WINS

Taxes (I am not here to argue about this but it is something to compare and do what you will, I always report) DVCRS- Reports to the IRS, Davids- Does not report to the IRS- DAVIDS WINS

Booking: DVCRS- Allows the owners several different options to rent, including a list of owners and points and resorts requested so you can easily claim what you want, Pays higher for popular confirmed reservations whereas Davids does not treat confirmed reservations any different, emails you when an owner lists something matching your points DAVIDS- The only way to rent is to wait for them to email you when something matches your points and everyone goes for it quick, no stalking or owner autonomy- DVCRS wins

Payment Turnaround: DVCRS- Have never had any issues, ACH payment paid the day after seller sends payment and docs are signed. DAVIDS- Unfortunately, I am having an issue with Davids where the renter hasn't paid after a few days. That isnt their fault but now I feel stuck and unable to claim something else. You have to wait 72 hours of non payment before you can cancel and actually theyre wanting me to wait a little bit longer. (Based on Personal Experience) DVCRS wins but if buyer paid it could be a different story so someone elses input on this would be valuable)

So based on my personal experience I say that DVCRS wins, however there are times where DVCRS payouts are very low (it fluctuates, they are on the higher side now) So Davids is worth looking into in that scenario.

Potential for higher payouts, having control over who you rent to and often immediately, higher payouts upfront and possibly per point (vdh and bcv are at $19, Poly at $20) David's stays flat at $18 max. Makes me lean heavily towards DVCRS at the present moment.

The chat feature at Davids is very nice but whats important here is $$$ high and fast and like I said I am reporting taxes so I don't care about that aspect! If David's is reading, more options for owners to choose and payouts based on resort popularity goes a long way. BCV and VDH for example should be based on supply and demand as the owners most likely arent budging for these two.

I promise I dont work for DVCRS but my experience with the other side of the ecosystem (Monera) has been fantastic as well. I will say that as a renter, I lean towards Davids, but we can discuss that in the comments AND DVCRS is still perfectly fine for renting as ive used both with a minor issue that did cause inconveniece for us at DVCRS where they didnt get back to me until days after the reservation was completed which i found unacceptable, flawless with Davids.

I am very greatful for both companies as a whole for renting options as I am still not comfortable/willing to deal with doing it on my own. If your experiences have been the same or different go ahead and share, would love to hear it 😊🌈

I’ve had great interactions with DVCRS, and even though they don’t have a chat option, they were very quick to respond to my questions via email.
Thats right forgot to mention emails! They are responsive through email but its still not instant like Davids chat. For swaps, the email turnaround time is very slow in my experience and I would go Davids on that
 
I've only ever sold points once but tried both, my experience DVCRS was offering well below Davids and their matches kept trying to push me to booking something that I was going to get a very low payment for. At the time of doing this I had only listed on DVCRS for about 2 weeks with nothing good coming back from their offers. Listed with Davids and within 2 days had a good match and rented.

No issues at all with my payment from the renter everything tracked as advertised and I had the deposit and the final payment quickly. In the future I may look at both again but DVCRS left me with a sour taste.
 

I've only ever sold points once but tried both, my experience DVCRS was offering well below Davids and their matches kept trying to push me to booking something that I was going to get a very low payment for. At the time of doing this I had only listed on DVCRS for about 2 weeks with nothing good coming back from their offers. Listed with Davids and within 2 days had a good match and rented.

No issues at all with my payment from the renter everything tracked as advertised and I had the deposit and the final payment quickly. In the future I may look at both again but DVCRS left me with a sour taste.
Ive noticed at the 0-7 month mark, DVCRS does offer super low amounts to sellers imo and it is good for a desperate situation if you need to rent fast, but $15 a point for prime resorts is not valuing our points as they should be! I did that before as well on an emotional panic and immediately regretted it 😅 In the end, from now on, I gotta go with the one that values my points more at the time, whichever that may be!

Flip it the other way around. The rate they pay you minus taxes. idk what that is. say they pay you $18 a point, after taxes you net 15 a point. Would you pay to rent points at 15 a point? Do you currently buy OTUP?

Yes i would pay $15 to rent points from someone. Yes ive bought otup for my 2025 points and will now with MMB! But im sorry im slow and dont understand is this good or bad lolll

It was actually unfair of me to say DVCRS wins by a landslide after reading your experience because yes there are times when David's makes more sense, will edit

Just my experience and again I've only had once where we were even in a situation to sell points. I was within the 7 month mark because those points were lined up to try and get a room for a trip to Disneyland only to discover I had a better chance at Disney comping me a room than finding anything at 7 months out at the Grand Cal.
 
Also remember even though your contract says renting is allowed. There is that stipulation of 20 reservations. And you have had well over 20 reservations. I personally wouldn’t open that can of worms. I am also not in the camp of buying to turn around and rent.
 
DVCRS worked fine for us. Didn’t work fine for a friend so there is always times where what works for one doesn’t work for another.

I am in the camp of you will regret renting these points. 2027 is a long way off.
Probably 🤣🤣 Well i actually dont think its going to go thru because the renters haven't paid and were ablut to hit the 72 hour mark and I told them if they dont pay remove me and im keeping them
 
Personally, I would DIY unless it was a short-notice confirmed reservation that I had to abandon inside the holding period.

And I would not rent unless I absolutely had to. The ROI is not very good compared to many other options, and the point of points is ot use them to take vacations. If my timeshare portfolio consistently exceeded my vacation needs, I'd instead consider downsizing. (And this is something that might well be in my near-term future.)

I am confident i am not considered a commercial renter but I see what youre saying. Im not sure when my rolling period starts because I think its a rolling period, it does reset, but either way we will see what happens if it goes thru or not I am okay with whatever outcome

The 20 reservations is said to be what triggers a review and opinions vary on the actual rules. Nobody knows what DVC considers a commercial renter and the only solid verbiage found in legal documents is about 20 reservations, if you havent seen that language I encourage you to read about it. I would personally give up D23 to avoid renting. But just my opinion on the matter. Rolling 12 months is exactly what it is a rolling 12 months not calendar year. So March to March, August to August etc.

I have seen it and im not giving up d23 lol, I am not worried and selling to give more money to Disney is something im very comfortable with, even if it triggers a review, but I kno everyone's comfort level and opinion on renting is different and thats okay, people should do what makes them comfortable.

Yes ive also rented points to family as well! There are some family members i can rent to and feel comfortable and others I dont because of money concerns so sometimes I just like to leave it to something more professional without chancing ruining personal relationships!
