Renting at BCV or BWV- questions

My wife and I will be celebrating our 10th anniversary next June, & we'd like to go to WDW as we did for our honeymoon (we stayed at WL, and loved it). We're not DVC members & we're on a budget, so we're thinking about staying in a moderate resort. However, Epcot is definitely our favorite park, & we'd like to stay at a "deluxe" property like we did on our honeymoon, so we're thinking about renting points at either BCV or BWV. I've read a bunch of threads on this board, but I still have a couple of questions:
1) I'm trying to figure out how many points to rent. We'd like to go during the first or second week of June 2006, & this is right around the cutoff between the "Dream Season" and the "Magic Season"- does anyone know where this date will fall for 2006?
2) I know that BCV and BWV are popular, so we're thinking of trying to rent points now so that we can make reservations in early July 2005, right at the 11 month window (we'd like a studio, Sun-Thurs). Do you think this is necessary, or would we still be able to get a reservation closer to (or after) the 7-month date?
3) If we do rent points, what happens if we need to cancel or change our reservations? Can we make new reservations during the original owner's anniversary year, or re-rent them to someone else if we can't go?

I'm sorry for all the questions, but I'd really appreciate any help that you guys can give me!
 
Check on the point chart for the number of points needed....you should find the info there:

I would recommend making the ressies as soon as possible because both BWV and BCV are popular. As far as the terms of the point rental, that differs among DVC owners who rent points.....Just remember that point ressies are treated differently than regular ressies through WDW CRO.....There is less flexibility as far as cancellations go.

Thanks for the response. I did find the 2005 point charts through that link, but I didn't see the 2006 charts- are they posted anywhere, or did I just miss them?
 
they are the same.

studio - june 1-10 sun-thurs
BWV - preferred 13 points
BWV-standard 11 points
bCV - 13 points

studio - june 11-30 sun-thurs
BWV - preferred 14 points
BWV- standard 11 points
BCV - 14 points

I would also try to get a contract now and go with BWV - bw preferred room - so you can get a guaranteed view of the BW. Preferred view will cost you more points than standard - but for your honeymoon you deserve a treat.

there is no extra points costs between BW preferred view, and preferred view non-BW - so swimming pools, other views of the lagoon not along the bw.

Just use the 2005 chart. June 2006 will not change from June 2005. June 1- 10 will still be Dream season and June 11-30 will still be Magic. Other than adjusting for Easter and Thanksgiving, the charts don't vary from year to year.

A bit of clarification to the OP. You talk about renting points and then making a reservation. Just want to clarify, as a non-DVC member you are not able to make a reservation. You will rent your points from a member and that member will make the reservation for you in your name. If you had to change the reservation, you would need to work with the member. Be sure to discuss this with whomever you rent points from upfront.

If you were a DVC member and rented points, the points could be transferred to your account and then you'd have control and be able to make reservations etc.
