As a new DVC member, I may be interested in offering points for rent in the future. Do points usually rent, or are members left with points that they wish they could have rented? It would be nice to have enough points to rent out some to help offset maintenance fee. What do others think.

We didn't join as an investment, but any income to offset $'s would be nice.

I have not rented points yet, but from what I see here and on the Rent/Trade board most people do not seem to have much trouble renting their points. You will occasionally see some desperate soul on Rent/Trade trying to unload distressed points at a reduced price, but I think that is the small minority. Most of those who find themselves in that boat seem to have either a) fallen asleep at the switch and let their banking deadlines pass, or b) had an unexpected cancellation - either their own, or a renters - late in their use year. There was a poll recently in which something like 94% of the people who responded said they had no or minimal problems renting points.

The wise renters seem to rent early in their use year, only do business with vacationers who understand what they are doing, and have very clear understandings with their customers about what happens in the event of a cancellation. They are nice people, but they approach renting points in a businesslike way and are careful to protect themselves.

The downside of that approach, it seems to me, is that you are commiting yourself to 49/37 years of maintenance fees for points you don't anticipate using. Eventually, you may tire of renting. Or, it may no longer be allowed (I don't see that happening, but it is possible). Then you would be faced with selling those extra points, if in fact they were in a separate contract and you could do so.
