That was my thought too. Plus we are waiting on 160 AKV points to get through ROFR at $90pp. I feel like if I can buy AKV that low, SSR should be a tad less. I don’t know if it’s the brokers convincing sellers or vice versa, but there are buyers getting SSR in the $80s.

When I offered 2 months ago I had the same thoughts as you. I offered in the 80's for SSR and in 90's for AKV. In the end I settled on CCV even though the cost PP was more in the long term it was cheaper.

I’m reconsidering CCV. Downside is we need a 2BR, but we loved BRV and it’s a longer contract. I just need to decide what a fair, low-ball offer is…

I was such a noob I didnt pay any attention to rooms resorts offered when I bought. But CCV will likely be SAP points for us. I paid 129 for 100pt (200/100/100) Without the banked I would've tried for less. Also CCV has dropped a bit I think since I bought

Unfortunately, their business model probably benefits from their buyers not getting any low to reasonable offers. Why would the buyer want to sell to them at X - closing costs when they can sell to third parties for 110% of X? Maybe they're intentionally trying to scare away all but the most uneducated buyers so they can tell people "you can sell at 1.5X maybe at some point in the next 2 years or you can sell to us for X - closing costs today" and hope nobody realizes that they can do a little better than X quickly at a different broker that doesn't have its own side hustle as a rental agency.

yes I think that is built in... I believe they only list small contracts that have a "firm sale price" for example, which helps keep the costs of those contracts artificially high in many cases. I get it, they don't want to spend lots of time on a small contract that doesn't bring in a lot of $$$s...

Does SSR now being sold direct raise the floor on SSR? Is $80pp too low now? We don’t need the points, but wouldn’t mind some extra if they can be had at the right price. I’d even take BRV sub $90 since we love that resort. But I view SSR as a cheaper way to access BRV and we also love SSR.

$80 has always been very low. If you're patient you should get one at some point, but the majority of sellers will reject it.

I countered at $85 and the seller said they would agree to that price if they stripped their contract until 2026.

I got one a few months ago. 130 points for $85 with 2023 points. You only need one seller to accept.

Being able to fit 5 in a relatively cheap per point per night 1BR is a big advantage of SSR. A 2BR at SSR is also cheaper than a 2BR at CCV though I will of course agree that CCV's value lies in being a much longer contract.

I’ve been wondering this too but think it’s probably only likely if they start ROFRing SSR. I am also curious how successful that direct marketing will be given how far it is from current resale market rates (and competition from riviera). Although maybe buyers are getting more unwavering in their prices assuming ROFR might be coming?

Yep. I got SSR (loaded) in Nov @ $80 but endured 33 rejections before that. Others got it even lower.

I just came across a similar one with 0/2023, 300/2024, and 150/2025 that was just listed today. Asking $100. I offered $80 and I would pay the dues. I’ll be curious what they say.

Can't believe SSR is so low.

It’s just the way it goes. When people are concerned about the economy, prices go down for DVC on the secondary market. President election years seem to lower DVC prices too.

We bought a 100 point SSR contract in 2016 for $82 a point. It was a loaded contract. We bought a 130 SSR contract in 2017 for $85 a point. It wasn’t stripped or anything, but I don’t think it was loaded like our 100 one.

Pretty happy that even in a time for buyers, I could likely resell my SSR contracts and not be out the cost per a point that I paid. That is not going to happen, but I don’t think SSR is sadly low or anything.

This is why I can’t get excited about the direct SSR deal.
