I can’t even get excited about a resale SSR deal, let alone a direct deal. 🤣And I am really trying! My brain says “if you can’t walk to the parks from the hotel, don’t do it!”
I’m the same for AKV. I think my new score if I decide on another resale will be an Aulani subsidized. Did the math and I’d have to get AKV at $52pp to match an Aulani-S $115pp contract @200 pts.
 

Hi All--I've been a lurker on the thread and figured I should just go low and see what happens

SSR 120 points. 0/2023 120/2024 0/2025 -- Offered $80 was countered at $85
SSR 110 points. 0/2023 60/2024 110/2025 -- Offered $80 was countered at $87

Can't believe SSR is so low.
Those are actually better counters than I ever got. But I still think the price can go lower... Keep divin'.
 
I think it was fair too. It was listed same day and they were asking $120. I may offer a few dollars more next time.
I spent the first half of this year consistently striking out on 100-150 pts BWV contracts. I didn’t want to go above $100 p/p and the sellers wouldn’t go below $110. I almost moved on completely but decided to try once more with a 150 in a different UY. Sellers were asking $120, I bid $95 and they accepted. I wish I could say it had something to do with my stellar negotiation skills but no - just being stubborn + right place/right time. 😎

As others have said, keep fishing - I don’t think you need to bid over asking - you’ll end up with the perfect contract for you!!
 
As I said before I normal get countered at $95. So good to see prices are still moving down. Now if CCV could get close to $100that would be helpful
This is the catch 22, isn’t it? We’re all worried about resale value if one day we want to sell, but also we want a 2068 resort to come down to $100. Maybe an unpopular opinion but I don’t want the whole resale market to move down to $100. SSR (a huge, bus-only, 2054 resort, not close to any parks) is now going for sub $100s. BRV is only just hitting $100 and it’s 26yrs older than CCV. Every time I see a really low offer going through ROFR it tells me Disney really doesn’t care about resale value, undermining a really positive component to DVC. Idk, I also want a good deal but it makes me a little nervous for what these prices will look like way ahead of the “normal” depreciation. I don’t want it to be a careful-what-you-wish-for kind of thing.

Although very new to DVC, This is something I've really been thinking about too. As present owners, wouldn't you want to see stable or up trending contract costs, which would reflect on your own contracts resale value (comps, if you will).

Also, isn't ROFR ultimately a round-about way to manipulate market cost. DVD decides it wants value to increase, so buys up all low offers to whatever threshold they determine. Granted, it would be up to buyers to still be ok paying higher prices, but it's still Disney, and will demand really ever go away? Particularly if they keep direct sales at such a high (or higher) price point?

I think the long term view is also important. I mean obviously if you have to sell your contract right now, then the pricing right now is all that matters and of course you would want it to be as high as possible. But most of us who are buying resale now are probably not really anticipating selling it in the near future; instead, we are probably hoping to get in now at a low price point and then enjoy it for the next 30+ years.

Also, someone in this very thread said that they bought SSR in the $80s back in 2016, that's 8 years ago when SSR had 38 years left on the contract. Surely at that point it seemed like the bottom had fallen out. But things change. DVC actually did exercise ROFR on SSR to the point that SSR was selling in the $120s. Now they aren't again, so prices have dropped. I suspect it would take a high dues increase, or else 10+ years for SSR to fall into the $60s-70s on an average basis.
 
Just as a point of why resale pricing may not matter as much if you're in it for the long term, my sellers bought SSR direct for something like $90pp and then used it for 18-19 years before selling to me at $80pp. I assume they enjoyed some great trips in those years and don't regret selling when it no longer made sense for them to keep it.

This would be amazing if my contracts held this value. Not counting on it but grateful if it would.
 
I offered $120 on a fully loaded BLT contract, and also requested the seller pay maintenance fees and closing. I anticipated at least a counter offer, so wanted to start low. While it was in my use year, it was more points than I actually wanted so slightly less desirable to me individually.

The seller seemed offended and declined without a counter. Plenty more where that came from if I am patient.

I think you might be referring to me. I just went back and looked at the exact details of our first contract.

100 points October use year for $82 per a point (we made an offer). Closing costs were $440 and admin fee was $195. It had 176 points for 2016. We did not have to pay maintenance fees until 2017!

I have a finance background, and at the time I knew we wanted to get some contracts. Because I thought Disney would make it worse and worse to buy on the secondary market, and I wanted to be grandfathered in for any changes. We got four contracts under our belts before the change in 2019. We got our blue card perks by buying 25 direct from Disney. My suspicions were correct and Disney did what I thought they would.

For us, we don’t buy our contracts thinking we will sell. We have no plans to. We buy them for the value in the long run. Of being able to go to Disney and stay in their nicest resorts until our contracts expire.

SSR has always taken hits on the secondary market since DVCers (in general) don’t want to stay there. They have a lot of rooms and end up with a lot of last minute availability, so the 11 month booking perk isn’t necessary. We bought there though because the expiration of 2055 is a good value for the cost per a point. The dues are cheaper as well. Plus, we don’t mind staying at SSR if needed.

The seller is expecting too much. Many BLT contracts have sold for ~$120 or even lower in the past few months. You'll find another one!

Im just being selfish as at $100 id be all over CCV. I think prices will still drop and return to some normality for some resorts as Covid revenge pushed a lot of prices up stupidly and buyers during this time will be asking for unattainable prices

also Until Disney do full ROFR on all resorts prices will slowly drop

Im hoping for some AKL ROFR action lol. I know that is awful but it will make me feel better about my purchase if the price stays the same or goes up more. I am still waiting on the membership ID and do not plan to sell (unless I could sell my resale contract and be close to buying direct which is unlikely)

I would also jump in as well. CCV is our favorite resort at Christmas. We are looking for more points this year.
