It seems like the current bottom end of SSR is around 95. Lots of variables, of course.

we also got BRV for $95pp @100pts with 52banked from 2022 so 152 pts for 2023 - used all the 152 and borrowed from 2024 for a 2br lockoff in May 2023.

We purchased this because we stayed in a dedicated 2br and loved it.

How have they borrowed the 2025 points already?
 
That is my bad. The Place I pulled it from lists 2022, 2023, 2024. But in reality it is 2023, 2024, 2025.
 
Wow, totally stripped contract with a high Point amount. Tough to price, but wise to walk away from that one!!

Yes, 2042 is a concern but we would have made good use out of it with the time that remains. Also gambling some transition deal to the new property when it is complete.

I agree with your initial offer of $75 pp and think your counter of $79.50 was generous. Large contract, 2042 resort and stripped until 2025! Seller is not facing reality in my opinion.

You have to wonder if they have bought it in the last 5 years when prices were much higher and they don’t want to sell at a loss?
 
I see these contracts and assume they are used as a rental.
I did that for a loaded AKL with banked points . Used all of the points and borrowed into the next year. Sold it for exactly the same pp I paid. It was fully worthwhile and far cheaper than renting out all those points I needed.
 
Hard telling not knowing,

Disney has kinda backed itself into a cashflow corner, and may have to curtail under preforming departments.
That having been said, they also have a brand to protect, and It makes it really hard to sell new DVC resorts, or rent rooms in their hotels, if the DVC older one next door is selling for what a single stay at the hotel would cost.

It becomes a balancing act for Disney,

Do I think the used market will come down, YES!

Do I think will Disney allow it to hit rock bottom pricing, NO

Disney has the ability to return ROFR point to cash inventory,

If the second hand market deflates to a point where it is putting pressure on new DVC sales or hotel rentals, Disney will ROFR all the contracts they need to make money.

I bought SSR at 69 / point and BLT at maybe 100, do I think the second hand market will ever fall below that, NO

But the market will stabilize itself, or Disney will have to start taking contracts.

SSR starting 116 for 150 points offered $97 and to pay closing + maintenance. No counter was made the offer was ACCEPTED. Now waiting for ROFR

Long time on the ROFR thread but first time posting here. Already have too many points but like 2 BR villas and they are hard to get at BWV since all 2BR are also Lock-Off Studios

Tried for BWV, 150pt w/some banked points @ $100 and was countered at $110

Ran the IRR assuming rental at $20/pp and came out to be in the neighborhood of 8.4%
Assumptions included flat dues because on the other side I assumed flat rentals

Thinking of holding firm @$100... Thoughts?
