Regal Palms-what's the catch?

http://www.homeaway.com/vacation-rental/p348336

I'm finding VERY hard to believe this price.

What am I missing? What's the catch?

Any time you see an empty calendar that means its probably a management company trying to get you to call. I would guess that rate is for a few off weeks that rarely ever get booked. Just for fun, call the number and see what the rates are for the dates you actually want, then come tell us what they quoted you. :goodvibes:

Also how many private owners speak english, french, spanish, portuguese, russian, italian, dutch, swedish, greek, czech, danish, norwegian, polish, hungarian, arabic, finnish, turkish
I think its a management company

Scroll halfway down the page and you'll see the real rates. They have multiple units they're trying to rent. The $25 per night looks like a last minute rate for a 1 bedroom/1 bath unit, not the 4 bedroom unit...

HA! I didn't even notice that part. :lmao:

I was very, very leery and just didn't have a good feeling so I'm looking at Windsor Palms and Windsor Hills for some.

Well I wouldn't blame the resort, actually Regal Palms looks really super nice and I have thought of trying it myself. Don't they have a lazy river?

Also this...

Rates do not include 12% tax. Subject to $79 Clean Fee, and $10/day per unit Resort Amenity Fee. No Minimum stay requirement. Prices can change without notice.

$25 a day staying 4 days is $100. Add in $12 dollars for tax and $79 cleaning fee and then you pay $10 a day to use the resort you are now up to $231. All of this for a 1 bedroom place is pretty much what you get for cheap hotel in and around Orlando.

Well the 13% tax is charged by Comfort Suites and Holiday Inn too. But the resort fees, I don't get that. I have never stayed anywhere that charged a resort fee. I have stayed at places that charge a cleaning fee and it is often worth it if you are getting a large place with several bedrooms. For example if you are staying in the same home with your kids and your mother or MIL.... :rotfl: It will still end up being a lot less than paying for 2 or 3 hotel rooms, plus there is a kitchen and washer dryer. I don't think I will ever go back to vacationing without my own laundry facilities!

My understanding the $25 rate is for the one room bedroom? That $79 fee is after your stay while the hotel is done everyday. I get your point but don't believe the rate is an apple to apple comparison thus why I say a cheap hotel stay.

I have a friend who stays at Regal Palms every year and LOVES it!!! She said the prices are great and so are the amenities. We were considering staying there, but decided on renting a large house at Paradise Palms resort which seems a bit closer to Disney. We got a great rate on a 6 bedroom 5 bath house there.

Bumping to see if anyone has stayed at Regal Palms recently :)

I have a co-worker that stayed there last summer and they really liked the resort. Her only complaint was it was a bit further from WDW than she anticipated and if they were going during rush hour it took them a bit longer than she thought it would. Her kids had a great time at the pool area/lazy river and she thought that the price was very reasonable.

Thanks! I'm gonna get some quotes on rentals...don't mind driving 20-25 minutes if it's cheaper.

We stayed there last year in a 4 bedroom, the unit was nice, but rather isolated from the parks, etc, it seems like we drove a LOT that trip back and forth. Also, our unit was almost a mile from the clubhouse/pool area, so not super convenient for that. We did spend a bit of time at the pool, one of the days they had no towels, apparently had ALL their towels out earlier in the day when a summer rain storm came through and everything got wet. We were at the pool 2 hours, and they still had no dry towels, we ended up buying towels in the gift shop in order to have towels to use. But loved the spa, kids loved the lazy river. DH liked the bar/restaurant.

We've stayed at Regal Palms twice, once in July 2010 and in March 2012. Both times we were in 4 bedroom units and there was more than enough room for us (6 people & 8 people). It was not worth the $12/day resort fee for us. We never got to use the pool either time. In July it rained every night - or we weren't there if it wasn't raining. In March we weren't at the villa much and the one opportunity we had to go to the pool it was closed for cleaning/disinfecting. It's nice because it is gated, but it's not real close to I4 so that seemed to add time on to getting to major things. It's closer to 529 (I think that's the road) that takes you right to Disney and what not, but there's TONS of traffic on it and you get stopped at so many lights that it adds 10-15 minutes to the drive.

This trip we are going to stay in Calabay Parc which is in Davenport also, but closer to I4 with no resort fee and a private pool. Price is about the same when you factor in the resort fee.

I followed your link. It now says $30/night and not $25 but I thought I would report on what I found out.

I asked to book for my dates and was sent an email saying they do not have my dates available (Oct 25-Nov 3) but that if my dates were flexible, they could provide the following prices:

$94/night was the cheapest I was offered and that is not including tax or resort fees.

So I emailed them back and said, "Yes, my dates are very flexible. When do you offer the $30/night? That is when I will book!"

:rotfl2:

I will report back if they actually respond to my request.

I just got a quote from a really nice place in regal palms. It is four bedrooms. Looks very upscale. The quote was for $ 889.837.20. I think that is a little much:lmao:

But I just wanted to add to the thread that the quote also stated I would need to add 12% tax and $11.95 resort fee everyday.

If I take the price as $889...and add all of it in..that makes it way more than other condos. The resort looks awesome..I just don't get the resort fee.

Yeah, that was NOT pleasant!

We are home now.

When I checked out I was told they are taking this very seriously and that it is being dealt with.......whatever.

Overall it isn't a bad place IF you get a killer deal. The deal HAS to include the $12/resort fee as I would have been really angry to have paid that much per day when the pool was FREEZING cold for most of our stay and completely unusable. I was told they don't start heating it until mid-November. Other than that, there wasn't much to the place to warrant $12/day in fees.

The first unit we had was very nice, but the one issue we did have with that one was that we came home one day from the parks to realize maintenance had come into our unit and taken everything off our dining room table, removed our table, replaced it with a smaller one, and left their garbage all over the floor! Again, communication seems to be their biggest flaw.....had they TOLD us they were invading our unit and taking the table, we would have cleared the stuff off ourselves and been prepared.

We had to move the 2nd week and the unit we got had issues......see my post linked below.

Here's a link to Dawn's current thread about painters on their 2nd floor balcony and outside their 2nd floor bedroom window at Regal Palm, waking them up in the morning...and other problems...
