Recent Resale Purchase and wait times March 14th

I recently went under contract for BLT on 3/13/23.

I am seeing that there isn’t much activity on resales or ROFR purchases. Also noticing that ROFR purchases are almost at all time lows…

Any forecasts on where BLT will be at 200, 300, and 400 points?

Also, does anyone have updated stats on ROFR wait time? Disney received the contract this morning on 3/14/23

It’s definitely been coming down, My guess is it settles into the $120 to $130 range as an average but there is one that just went to ROFR for $115, so maybe it will trend even lower if that makes it through.

Smaller point contracts are definitely passing for less than that PP. That said, if this was the right contract for you wtih the number of points you were looking for and your UY and maybe some extra banked points, then perhaps it's the perfect price for you. Lots of things play into what someone is willing to pay for a contract.

I think that is a great price. 6 months ago it was in the $150 to $160 range.

There were 4 BLT contracts posted today on the Orange county site

200 pts at $130 per point. The seller bought 12/2011 and paid $150 per point

200 points at $146 per point. The seller bought 08/2010 and paid $120 per point

50 points at $140 per point. The seller bought 12/2010 and paid $130 per point

230 points at $140 per point. The seller bought 12/2008 and paid $112 per point.

Even with a down market these sellers did just fine buying DVC.

I did run across a Holding company that must be flipping contracts. Since 2020 they purchased 170 contracts and have sold 150.

We waited a year and got a better price on a Grand Floridian contract. But you know what I wish - I wished I'd have bought it for a little more last year and used it this year for the memory. YMMV

How do you view the deeds with Orange County? Do you just type in Deed of Registers? How do you know you’re looking at DVC? Are the resort names listed?

I check the deed box

Set the date range I want

Check the advanced tab and in the remarks box I enter the name of the resort

You can also search by putting in the grantor or grantee name

In the beginning you will have some trial and error

$165/point for a 75 point contract with current year points, in a UY that works for us. I made a few offers before that one went thru (close to asking, if I recall). Just closed a week ago, Christmas holidays at the Grand Floridian booked already

I just got a BLT accepted for 130/ppt for 160 points. Now im wondering if i could have gone lower based on some of the other ROFR passings. It was listed for 139ppt....

It sounds like a decent price - there is always "somebody" who got it cheaper. Honestly, I was just happy to get my vacation booked and move on. The upfront is not the "big" number to us anyway when compared to Annual Fees over the term, and travel etc.expenses for trips see you on the monorail!!
