Real estate question............

Someone give me good luck!!!!!!! My condo has been on the market since July 1st and I have app 2-3 people through here a week and I haven't even had an offer yet!!!! :blush: I live at a resort beach area too!!!!!!!!!!

My realtor said it's because there are 5 for sale in my development and there are sooooooo many new buildings going up around us it's hard to compete with new construction (mine built in 01).


I swear my home is not messy or demolished in any way!!!!!!!!!! It actually looks brand new. I'm a bit of a neat freak. :ssst:

Get a St. Joseph statue and bury it head down. :thumbsup2
 
We had a house we were trying to sell 7 years ago. It was on the market 12 months, no bites. The house was located in an historic district in downtown, which is not a hot place to buy, so we knew it was going to be tough. After a 6 month break we relisted with a different realtor, buried St. Joseph, and sold in 4 months. (no changes done to the house in bewteen realtors and no change in asking price) The first time on the market we had open house after open house. The second time we absolutely refused to go through that again. So whether or not it works, who's to say for sure. But our St. Joseph statue is currently sitting on our kitchen window sill where we see him every day. My DH sprung for a beautiful pewter statue. He thought the more he spent the better our luck. You should have seen me in the middle of the winter trying to find him to dig him back up and take to our new house! :lmao:
 
I also forgot, our statue came with a prayer and we said the prayer every night for those 4 months. My DH must have been desperate because I've never seen him pray other than that.
 

I am totally going out to buy the St. Joseph statue ASAP!! We have two properties for sale right now, and I am getting paranoid! We are closing on another property at the end of next month and I'd really like (need?) to be rid of these two!

I want to put one in the yard of the house we are trying to buy. I say trying because verbally our offer has been accepted, but they won't sign the papers. This has been going on for days. Maybe if I put a St. Joseph in the yard, it will work to get the house sold - to us, of course. ;)

I'm not ripping on you but let me give you a healthy dose of reality.
VERBAL DOESN'T MEAN SQUAT!!!! In most states, it's codified for real-estate. And in the others, good luck proving anything verbal in court. So from here on in do yourself a favor. All offers, all representations, all agreements, EVERYTHING is in writing from here on in. If he agrees to leave curtains, It's in writing. Present him with written offer good for 48 hours. If he doesn't accept it and return it in the allotted time or at least counter, walk away. if you are unsure how to put that clause into an offer, get an agent or a Lawyer to help you.
 
Worked for us to,our house was on the market for 6 months we got the statue buried it and within a week had an offer.
 
I am so doing this! I just ordered my statue from eBay.

Has anyone buried the St Joseph, and still took a long time to sell your home?
 
Our last house we sold 8 years ago, it really hadn't been that long yet, but we were getting desperate, so I did the St. Joseph thing. It still took longer and really did not make a believer of me.

But you are supposed to dig it up and take it with you when you leave, that's part of the deal. And I forgot. I've worried ever since that it would negatively affect the next house we tried to sell.

But we just sold this house in a month with no burials. I am so relieved!
 
He didn't work for me :guilty: I think he should stick with the children's aspirin.

Our offer was in writing with our agent. The sellers have their agent, and we put in our offer using our own agent who was assigned to us by the re-location company. The offer was good for 24 hours and they exceeded that. We are in a unique housing market due to Hurricane Rita last year. Many homes in this area that we have re-located to are still damaged. There just aren't alot to choose from.

Soon after I made the post yesterday, our agent called to tell us that they had signed the offer.
 
But now don't you have to go through attorney review (this is how it is in NJ). My DD was in attorney review when the seller decided to keep showing the house and accepted another offer. All they did was have their attorney send her attorney a letter disapproving the contract - perfectly legal, but as I said earlier, unethical to keep showing a house after "accepting" an offer and signing a contract.
 
i bought the st. joseph and followed the instructions very carefully when our house was on the market. unfortunately it didn't work for us. our housing market is in the dumps.. poor st. joseph, i can't find where i buried him!

maybe it's the whole being jewish thing?? :confused3

Cool!!! I thought from your first post you'd not left the paperwork and hadn't given a deadline.
 
I just planted my St. Joseph yesterday. I figure I have nothing to lose by doing this.

I did this when we sold our townhouse, at first I planted him head up nothing happen, so I planted him head first and we got an offer. After the closing I forgot to dig him up I went back but couldn't find him. So he is still there.
