I just clicked on the Timeshare Store banner and checked out re-sales. It looks like BCV is getting well over $90 a point while there are some SSR's getting low to mid $80s a point. Is this supply and demand? BCV is holding value and then some!

What is SSR selling for now if you buy it through Disney? $95 a point??

BCV contracts are hard to get so the price is up...VWL is another small resort and harder to get than the others but still not horrible amount of time for points.

I waitlisted for 50 VWL and BCV end of March. I got my VWL beginning of May and I am #3 on the Dec UY list for BCV. My guide said probably 2 more months.
 
SSR owners who want to sell are competing directly with Disney. If they want to sell, they have to offer a competitive price and since Disney (at least for the next few weeks) is paying closing costs, SSR owners have to offer a lower price to entice a buyer away from going direct. While this is also true for the "sold out" resorts, it does not have as large an uimpact. Many (probably most) do not know you can buy the "sold out" resorts directly from Disney, the sales guides focus on SSR and the supply of the "sold out" resorts is limited - there are waitlists for at least the smaller resorts.

In addition - and IMHO, these are the major reasons, SSR contracts from Disney come with "extra" points and financing (if you need or want it) and the points are available immediately. Bet more SSR resales are stripped than loaded.

It's not surprising that the SSR contracts are selling at a discount.

We toured at SSR on our trip 2 weeks ago - quoted $101/point - an $8/point discount (up to $1200).
 

Keep in mind that resales go through DVC's Right of First Refusal process. Contracts sold in the low 80's may be bought back by DVC, leaving the buyer out in the cold.
 
BCV is a smallish resort in apopular location, so it makes sense to me that it commands a higher price. It is, somewhat, the law of supply and demand.

SSR is new, and quite lovely IMHO, but for some folks not considered to be in as great of a location. It is also quite a large resort, so there is a bigger "supply".

I would guess that the cheaper SSR offerings will be bought back by Disney and resold, using their ROFR option. Those contracts are probably "stripped"...all the 2005 and/or 2006 points have been used, meaning there are no points available until 2007. You'd be amazed at the # of people who buy a DVC contract to rent a grand villa to do one big bang family reunion vacation and then sell it as soon as they get back. I have known a couple of folks who have done that. I guess it actually turns out cheaper to buy points to get a GV than to pay the rack rate for one through CRO.
