I'm selling a contrat, offer was accepted by buyer, everything now have been sent to Disney for ROFR.

I received an email from the brooker saying that once Disney has waived the contrat I 'll receive the documents by mail, I'll have to sign it, get them notorized HERE BY MYSELF, send it back and after I'll have my money.
God I thaugh that once your contact has been sold, the buyer got everything done through closing cost and that's it.

Am I missing something ? How much did you pay for that ?
 
Are you asking about having to pay for notarizing the documents? If so, it is not expensive and possibly free. Check with your bank, they may offer notary services at no charge. Or, go to a postal service store (or ups store) and they usually charge approximately $10.

Having the documents notarized is protecting you. An asset is being sold, and title is being transferred. You WANT to know that your asset can not be sold without an authorized signature, and the buyers want to know that the individual with the right to sell signed the documents!

You have to have your contract notarized to prove that you are indeed the true owners of the contract who are signing the agreement to sell. Whenever you sell a house, you sign in front of the lawyers who then notarize everything for you. Since, with DVC, you are doing it long distance, you have to take care of it yourself.

Here in NY, many banks have a notary and they usually don't charge (although they can). And, if you say that you can not afford to pay, they can not refuse to notarize something for you (well, that was the law when I became one).

But, the fee is nominal. I know when I became a notary back in the early 1990's, I could charge something like a quarter! Now, it might be up to a few dollars. I still keep it only for the convenience of family and friends and don't charge for the service.

I live in Montreal , we do have notary here but they are really expensive and they dont know how to do that cause selling timeshares are illegal here.

Now I really dont know what to do to get my money, and I'm also thinking wy I have bought DVc If it cost me more $$ and cause me trouble to have them sold

All the notary needs to do is verify that the signature on the documents is yours. They don't really need to understand the whole process of selling. You just need someone who is authorized to do this--verify that you are indeed who you say you are.

It is too bad that the cost for those services in Canada are so much more expensive than here in the states ($30 vs. $2 in NY) Unfortunately, you can not sign and send those papers back unless your signature has been notarized. Hopefully, you can find a way to make it work.

Notary service in New York is either $.75 (cents) or complimentary. Look into it I believe you are misinformed.

Having things notarized outside the US is sometimes expensive, depending on where you live. However, you don't have a choice.

If you complete the documents, get them notarized and fulfill your obligations, you get the proceeds of the sale.

If you don't, you get nothing and you owe the broker the full commission on the sale because you accepted an offer and then chose not to complete the sale.

Yes, it might cost you a few dollars, but you really have no choice. This is something you should have researched prior to entering into a legal contract to sell your DVC.
 
A lot of offices have people who are notaries. If you have a legal dept, or compliance.. someone may be. LIbraries, or even schools, like colleges.
Also some police depts who do finger printing can do it. All title companies have not. as well. Call one of them and see about prices. 30$-40$ seems like a lot! WOW.


Search yahoo, or craigslist, for a local notary.

Thank you so much, I thought I 'll have to get everything registed by notary like when you buy a house, those services cost around $1000 here ( that what I paied last december for my house) .
But what I undersand now It's just the signature and the stamp of the notaty like when kids are traveling abroad without parents, that cost here around $30

That will help many friends of mine here who have bought resale cause they have been convinced by me that dvc resale worth it so much without any problem to come

Wow, I'm really surprised about how low your notary fees are in other states. Here in Louisiana, the MINIMUM fee for notarization is $10 and the charge depends on the document being notarized... which never made sense to me because saying you saw a signature affixed should not be more or less expensive depending on the page to which it is affixed!!! For closing documents as a seller, we had to pay $10 per signature at the least expensive place we could find when we finally got rid of our last Westgate property.

I am a notary in NYS, and the fee has gone up to a maximum of $2.00 (at least that is what is says in the updated book I received a few years ago).

However, very few actually charge, and most do offer it complimentary (as I do), especially since you are still required to perform the service if someone tells you they can't pay the fee.

When I became a notary back in 1986, it was a whopping $0.25!!!
 
Notary here is max. $2 per signature page. We notorize for our customers at no charge.
 
Just a thought/question: A notary in Canada seems to have different responsibilities than a notary in the US. When we sold a relative's house in Canada, a notary took care of all the functions an attorney would have done here, and we paid fees to the notary similar to what we would have paid an attorney here. A notary here would not be able to handle closing paperwork like an attorney, would they? Just curious...

I also suggest checking with your local library. Ours notarizes documents for free. Very convenient.:idea:
 
Right Mrs Toad, a notary here took care of all paperword regarding selling house, registed house , deed etc, they also, if families wanted too , take care of your Will and Inheritance. Attorney, no , it's not the bid part of there job, they can registed Will but it's not popular, people ask notary to do that.

Notary can also sign paper to certify that you're in a good mental health, also certified if you is you as closing agent ask me to do with my DVC paper, or If children travelling alone are allowed to do it , they fill the form and put a nice stamp for $30...

There is other people who can certified signature as you have mentionned here on this post, I am one of these cause I'm a fraude investigator, but I cant sign for myself and I think co-worker cannot too , we dont have any stamp like notary has but we do have a kind of small stamp, I cant certified any passport form, but I can sign paper for children travelling alone (for free). I'm wont take any chance for my DCV paper with co-worker , I think it not enough

I know this is an old thread, but I just found it again and wanted to thank you for taking the time to detail the tasks that a notary can perform in Canada. I found it very interesting.
 
Call the us embassy...ask for help...there should be a consulate or call Ottawa...quick trip across the border to get it notarized...this. Shouldn't be that hard

That is expensive compared to most states. Almost all the banks here notarize a signature for free. When we declined the extension at OKW, we had 4 contracts notarized free at our Credit Union.

Same here in Chicago area; every bank I know of will notarize for free so long as you are a customer.
