Question re Renting & OKW

Looking to do a few days at OKW this August, and we're planning on renting points to do it. Problem is that the timing will depend upon when our daughter's school starts for Fall 2014, and even though I have a guess as to when that might be, we won't know for sure for a couple of months. This prompts a couple of questions:

1. When you rent points through a broker, what is the policy if you need to change or cancel your reservation? I know if I were renting my points, it would probably be an "all transactions are final" sort of thing just because I don't want to get caught unable to unload these points if someone backs out, but it might be different with brokers.

2. If I were to wait until April-ish when we know the schedule before booking, what chances would we have of getting in at OKW in August? We'd be wanting a 1 BR but would be willing to do a Studio as well.

I don't think you will have any problem if you wait until April.

Regarding 1, typically rental brokers collect all funds upon confirming reservation, and all reservations are non-refundable. The broker/member gets paid regardless of whether you show up, however typically about half the funds are withheld to ensure the member is motivated to call member services if you need to add guests, add dining plans, or make other changes. So, possibly, the broker/member would be nice enough to adjust dates, if it didn't result in an increase in points (since they only agreed to rent the original amount of points) and if the broker/member are both willing to make the change. I would check with the broker to see how they would typically handle this situation. Of course, if the new date wasn't available, you would be out of luck regardless since the broker and member still wants to get paid per the agreement, and since cancelled points must be used in the current use year which may make them unusable by the member. So, it's a pretty big gamble. I'd wait until you know for sure. Something should be available in Aug, just maybe not your first choice.
 
Most reservations are final. Changes, modifications would be rare. You need to know your dates before you book.
