Question re: Aulani Resale Transaction Delays

We passed ROFR for our Aulani resale contract 6 weeks ago. At the time, our broker rep told us we should receive closing docs 3-4 weeks later. At week 4, we contacted the title company. No response. We tried again 2 days later. No response. We tried again 2 days later and finally received a response that the title search is being completed and the closing packets are being prepared.

We are now at the end of week 6 and still no closing docs. We're trying again to get an update. So frustrating!

Is this typical for Aulani transactions? Can anyone here provide information on how long it took for their Aulani closing (including how long for docs, and for the closing)?
 
I know that are title company was non-responsive to my emails. The only way that I was able to get updates was going through the broker. they were even on the email to the broker asking to try and get status from them. it was very frustrating. Since you are having issues obtaining the closing documents and that the broker is not directly involved with that you should make them earn their money and get the status for you.
What title company are you going through?
 

There have been several complaints about long delays with several resellers, I believe Fidelity was one.

You're right, of course. We've been CCing the broker on all the communications. And we're using Duncan Title.
 
Just wanted to provide an update. It has now been 9 weeks since ROFR was passed and we still don't have closing docs. We asked different reps at the broker how long it should take to get closing docs and were told typically 4 weeks, possibly 5 for Aulani, after ROFR. At 7 weeks we again tried contacting Duncan Title for an update and did not get a response. Closing rep at broker said they were waiting for Old Republic Title, which was handling the Hawaii side of the transaction. Asked our sales rep to follow-up and she got back to us and said it should take a couple more weeks, but did not provide an explanation for the delay. We called Old Republic Title today and asked what's causing the delay. One rep said we should ask our broker! Then an escrow officer said it was because they were only involved late in the process (late July) and taking over for Duncan Title. She couldn't explain why we had their company documents in our file from 3 months ago. She said it should take another week to get us the closing docs. This is putting a major wrench into our trip plans.

Good Luck and stay on top of them. It is amazing how much time and effort it took from me to help push this along. All I can tell you is there is light at the end of the tunnel!.
 
What is the "close by date" in your contract? I didn't realize that the title company we used had no desire to close before that date. So, it was right at 100 days from signing the contract to closing. We closed the day before the date in our contract.
 
It takes a while for HI. I think our Marriott took 6 months partly for this type of process. It seems to me that some of the closing companies in HI are willing to do these combined closings but that they don't make much so they give them a low priority.
 
Welcome to Hawaii time! That's just how business is done there. My contract took forever! Do you have a foreign seller? If so, its something like 60 days from the time you sign docs to the time a Japanese seller gets theirs back in- I think there are some strict procedures there where you must appear etc. Anyway, I found that out after calling OR and asking for an update. Then I waited some more. Here's the best part, when I called to check on the status she says she cant find them but oh here! It recorded last week! Then I wait for Disney to send a welcome deal and wait the minimum and call- they say to wait some more- in APRIL, mind you, we signed the contract in OCT, Disney says, oops, we have no record of this. (Ive missed NYE reservation by now and rented for October because JIC) Apparently, OR didn't send the proper things to Disney or something and she sends me an email saying, the good news is that now we know for the future!!!!!! So, hopefully that means you. haha. The broker really helped not at all. You have to just keep calling OR in HI. I regret being too cool. In the end, it all worked out and WE LOVE IT!!
