Question re Add Ons in Sold Out Resorts

Here's probably a stupid question. If you wanted to buy an add-on in a sold out resort of say 30 pts. do you have to wait until DIS gets a 30 pt contract in their inventory can DVC break up a ROFR'd 400 pt agreement into smaller parcels.

I haven't even passed ROFR yet...so this is mostly curiousity.

You can purchase the exact number of points you need (within the existing minimum and maximum contract size guidelines) at sold out resorts regardless of the contracts Disney has repurchased through ROFR. The points from repurchased contracts simply go into a large pool of available points and made available by Use Year.

This isn't...completely...true. When I purchased a 60 point BWV add-on last year I had to buy it in two contracts since they were for different rooms. It was no problem, just a little more paperwork to fill out.

Your contract will list your ownership as something like ".3068% of Unit 35 of Disney's Animal Kingdom Villas" where a "unit" will typically be a couple of villas, not just one. For example, a typical Unit in the Lodge portion of AKV consists of two 2BR lockoffs. Some smaller Units at AKV consist of three dedicated studios. Some of the AKV units will consist of one Grand Villa.

So when you purchase a sold-out resort from Disney, they will take one of those contracts they bought back via ROFR and carve off a piece of it. So if the original contract was for ".50% of Unit 23" and represented 500 points and you want to buy 250 points, they can create a new contract for ".25% of Unit 23" and sell it to you. That leaves them with another new contract, also for ".25% of Unit 23" that they can sell to someone else either as is, or by further breaking it down into multiple smaller contracts.

In the reverse case, they might have someone who wants to add on 100 points but all they have available at the time are a few very small contracts, all smaller than 100 points. They cannot combine these little contracts into one larger one because they are all for different Unit numbers. So they will sell them 2 or more small contracts and that person will end up owning some minute percentages of 2 or 3 different Units. But since the points are all the same UY and can be pooled when making a reservation, it really doesn't matter.
 
Amy this is good question. I too am in ROFR at the moment on my first contract and I'm already thinking about the possiblity of an Add-On. I'm curious, can you simply contact Disney and tell them you would like to be put on the waiting list for 30 points at BWV?

Yes once you are a member, contact your guide and tell him/her that you want to add on 30 points at BWV. There is a good chance the points will be available immediately. If not, your guide will put you on the waiting list. For such a small add-on, you shouldn't have to wait long (a few weeks).
 
LisaS: Thanks for the explanation. That was very enlightening. But it did make me think that administratively, on Disney's end, this could cause them to have some rules regarding Add-Ons.

For example, I assumed that if I was a member who wanted to purchase 80 pts in VWL. And Disney just ROFR'd a VWL contract of 100 pts, they would just carve off 80pts for me and I would be set. But now I see that they would have 20 pts left over that they couldn't do anything with b/c, and correct me if I'm wrong, but the minimum add-on is 25pts. So they would have to ROFR more pts in order to sell those 20.

Does this mean that if they get 100 pts in, they will skip to the first several people on the waiting list who only want 40 or 50 or 70 pts and go to the purchaser willing to buy all 100 pts?

If they only had 20 points left for that UY, then yes they would have to wait to get more points in before they could sell the remainder of that contract to someone. If they end up with that 20-pointer left and have other contracts for that UY, they can sell someone an add-on consisting of multiple small contracts (that is what happened in JodyTG's case).

I don't know whether they always handle the requests in the order received or if they might opt to do a "best fit" of the contracts available with the requests on the waiting list. I can see where it would be in Disney's best interest to do a "best fit" so that they don't end up with lots of little contracts left over. So if a 100 point contract comes in, they might opt to sell it to someone wanting all 100 points, or two people who each want 50, or someone who wants 60 and someone else who wants 40. It's a very interesting question!

I would have to believe that your guide is aware of your UY so those 20 people should all have your UY. However, the good news for you may be most or all want more points than you. For example, if everyone but you wants 100 pts or more, and 80 pts become available, you should now be first on the list! Good luck, it will come through for you. I also believe that you should be locked into the current price, since you are on the wait list.

I asked my guide about being locked in at the current price and he said no the price would go up to 101.00. So I will take your good luck and think positive. :thumbsup2

You're right; the contract listed "unit" not room. I just mis-typed.:rotfl:

It's not that much of a problem keeping track of though since we always use ALL of our points. We own 160 SSR points and 110 BWV points (2-30 point and 1-50 point add ons). We'll most likely do another 50 point add on in a year or so to get us 2-160 point contracts for every other year at two different resorts.

Actually, right now, we're in perpetual "borrowing" mode. But, this won't be a problem because in about 3 years I'll be graduating with my nursing degree and I'm pretty sure I won't be able to take vacation the first year; so, we'll get the use year points caught back up.

Hmmm...has anyone ever started a new job and had their preferred vacation dates as part of the employment agreement? This might be an idea...:scared:

When we called for 50 BCV pts. there were four pages of people in front of us.
I thought we would wait for months and less than a couple of weeks we had our points! It all just matters how the requests play out! You could be owners before you know it!!

Either they changed policy, or your guide is full of prunes.:rotfl: I did an add on at BCV and I am about 99% sure that was the case, which would make sense because you are willing to buy today, they just don't have the pts available yet. The only thing you should run the risk of losing would be getting the current UY allotment of pts.
I will give you an example of what I mean: It's December and I have a Feb UY. I go on a wait list for 75 BCV pts. The price is $92 but scheduled to go up July 1 to $95. If my contract comes through in Jan, I get it for $92 along with 75 pts and another 75 pts comes again Feb 1st. If my contract comes through March 1st, I pay $92 and get 75 pts till next Feb.
If my contract comes through July 2, I pay $95 a pt, and get 75 pts only to use until Feb rolls around again. Does that make sense?

I thought LisaS just mentioned that the member price would still be lower than $101. Please help me help this girl, LisaS if you can. Sounds like kmermaid is getting wrong info from her guide. Thanks

Sorry kmermaid, I just read another post which stated from 2 differenet people that if you were not on waitlist by 3-5-07, the price would jump to $101. I find that nuts, but I guess that's sure the way it sounds now.

Well its there rules so they can change them, I guess. I sure wish I'd done it sooner, but I also wish we joined back in '03 when we were thinking about doing it.
