Say I have a use year of May and I bank all my points in August. When do the banked points expire? One year from when I banked them or one year from my use year(May) in this example. What I am going after is one year going in Dec. using banked points which is more than 6 months out from my use year but within the 6 months required to bank all 100%...smjj

One year from your use year.

Ex: 2003 points banked into 2004 would be good from May 1, 2004 -April 30, 2005.

So the way I understand this is:
Banked points do not come into play until your use year but borrowed points can be used as soon as you borrow them??..smjj

Yes, but remember both banked and borrowed points are ONLY good for one calendar year. If you borrow 2005 points into the 2004 year, any borrowed points would then expire April 30, 2005. That is why DVC will only allow you to borrow the points you need at the time you make a reservation.

Does this make sense?

I often suggest people make a chart for their specific use year. A May use year would look like this:

Use Year.....Vacation Dates
2004.....May 1, 2004 through Apr 30, 2005
2005.....May 1, 2005 through Apr 30, 2006
2006.....May 1, 2006 through Apr 30, 2007
2007.....May 1, 2007 through Apr 30, 2008
2008.....May 1, 2008 through Apr 30, 2009
2009.....May 1, 2009 through Apr 30, 2010
and so on.

Use year indicates when those point may be used for vacations. If you bank 2004 points into 2005, then those points can only be used for a vacation that occurs within your 2005 use year: May 1, 2005 through Apr 30, 2006.

2004 points banked into 2005 would expire on Apr 30, 2006.

If you wanted to have a vacation in December 2005 (which is in your 2005 use year), you could bank your 2004 points into 2005, and additionally use any 2005 regular points if you wanted, and also additionally you could borrow 2006 points into 2005. Uning this method you could have a vacation in Dec 2005 that required up to 3x your regular allotment of points, via banking and borrowing.

Keep in mind that once points are banked they cannot be returned to their original use year, nor can they be banked again into the next following year. Thus if you bank UY May 2004 points into 2005, those banked points can ONLY be used for a vacation between May 1, 2005 and Apr 30, 2006. You cannot return those points to 2004 nor may you bank those same points into 2006. You could however bank your regular 2005 allotment of points into 2006 if desired.

Hope this helps

Is all beginning to sink in. Now where do we buy. That the final question. Some of you may know me from the "Our Horror Story" on the Disney Cruise line board. My wife and I said to heck with Princess Cruise Line, we are going to join DVC. We know that is a quality product that we will get years of enjoyment out of. Hopefully we can make an offer in the next week or so...smjj

Well, congrats on your decision to buy!!

Think about the following questions:

1) Does a particular DVC resort matter to you? DVC is currently selling SSR, all others are availiable via resale (PM me, and I can give you a list of websites to go to). Rembember, SSR is a 50 year deal, all others are currently 38. When you do the price per point calculations divided over the respective years, resales and SSR cost about the same per year.

2) Figure out when you want to go and how many points you need.

I am guessing by the specifics you posted, you probably have thought of a lot of this...but, I just wanted to throw it out there!! Please feel free to post with any other questions, I am new myself, and would love to help you!!!

Okay, I felt I would go ahead and post all resale links I know of.

Theres this site, "The Timeshare Store" which has a lot!!!

You can email ******** at info@TimesharesByResale.com and ask to be put on her email list. She sends out regular emails of what she has available.

Theres this one:
http://www.atimeshare.com/cgi-local/listd.cgi?disy

and, the TUG classifieds at:
http://www.tug1.org/tugads/0-1sposted1.html

And, don't forget ebay. I always see a couple listed there. If you don't see what you like, call the brokers directly and get on their "lists". A lot of contracts never get listed.

Hope that helps,
Beca

Thanks Beca;

My wife and I are torn between Old Key West(her favorite) and mine Wilderness Lodge and SSR. I quess we will be buying at Old Key West!! We came within an inch of buying a couple of years ago when we looked at them on one of our many trips and we have stayed at several of the WDW resorts down there. I am sure I will be asking many questions in the following days. I also have the names of two of the resale companies including the Timeshare Store and have already talked with the Timeshare Store a couple of times. Disney has yet to return my call I made today(closed). I will keep you posted...smjj
