Question for those who offer weekly rentals.

How hard do you believe it would it be to rent out a BVC one bedroom Villa for the week of Thanksgiving?

We are currently putting into motion a plan to have our family reunion at WDW over Thanksgiving 2007. In doing so we will have too use the balance of our ’07 points and barrow all the ’08 points for that November trip. Our use year is February so if one family has to opt out after we have made the reservation, how hard would you think it would be to “rent” a Saturday to Saturday Thanksgiving week consisting of 239 points?
We know that we can not return prior to the end on the use year.

I believe that at that time of year at BCV I should make reservations at the eleven month window even though one of the rooms would be of a tentative nature. If I could use my ’07 points for that room then I could “bank” them if the cancellation had too be made prior to July ’07 but I don’t think MS would allow me to barrow points before I use current points, which would be necessary booking all rooms at the same eleven month window. Does anyone know of a way to have all current year points applied to a specific room while using barrowed points for the other rooms when all rooms are booked at the same time? I have more than one contract, all at BCV, all with the same UR and only one member number. As far as I know, I can not specify the contract (XX.00, XX.01, XX.02 etc.) I want the points to be used from. The only thing I can think of doing is “renting” that week if it becomes necessary unless someone knows another way.

You would be using your 2007 use year not 2006. You can specify which point to use but for multiple points at BCV all under one master contract there is no reason to do so for current year points unless you will be selling one of the sub contracts in the interim. Decide what unit types you will need and how/who they will be allocated to. Then direct any banked or borrowed points to the least likely reservation to be cancelled and so on. Also consider just booking 5 nights now (at 11 months) avoiding weekends and you can add the weekends later if you need to. That way you'll have to borrow less or even no points initially. Also, make sure you've already banked any points you'll need from you 2006 use year into your 2007 use year. You might also consider making reservations for the core group and delaying on the others or even paying weekdays with points and weekends with cash through MS.

Thanks Dean for making that correction. Yes, I have too use the balance of the '07 points and then barrow from '08 too complete the reservations.

Some of that will also depend on how close to the reservation date your people cancel. We had reserved a 1 bedroom for friends the 1st week of October this year. Guaranteed Boardwalk view, first week of the Food & Wine Fest. One would have thought that it would have been fairly easy to rent that ressie as the place was sold out and that was prime location for F&W.

Reality was that they cancelled at 3 and a half weeks out. It was VERY difficult to rent out, as a matter of fact, the final solution did not come from the Rent/Trade Board. Reality was that at 3 weeks people had other options they had already reserved, others didn't exactly fit the dates right and the ressie couldn't be modified at all because the place was sold out, air fare that close to date was high so people were reluctant to make a last minute trip. Eventually I contacted someone we knew and offered it at a very low price and they took it. I was really glad that someone was able to use it rather than waste the points totally. But the answer is that even at a high demand time, it may not be real easy to rent out a reservation. Of course the longer the lead time, the better your odds.
 

Just one reason to get it in blood from the family members. Or else just let them get their own reservations. Then they can back out any time they want.

Take a look at the R/T Board. You'll see all sorts of reservations offered for rent. The first poster to post (after a few bumps) will ask if the dates can be changed, if the room size can be changed, if you will take less for the reservation, if the resort can be changed. Just be aware of all of this.
 
I had one last year for Halloween that was for Boardwalk. A death in the family occured. I though it would rent, no way! I did cancel it in time to save my points. I would be careful to book something thinking it will be easy to rent at a high volumn time. It can become a time consuming event trying to rent it.
