Question For Experienced Renters

Being new to renting points, I would be very interested learning more about terms of agreement that experienced DVC'ers typically put in place when renting points to others -- amt. of deposits, when final payments are due, how payments are made cancellations, etc. If you have a standard document that you have renters sign, I'd love to see a copy. I'd also be interested. I rented a few points last year that were due to expire and requested full payment. I have a lot more this year I need to get rid of, and am unsure if I should ask for full payment... or 1/2 then the other half 60 or 30 days out. I'd sure hate to get stuck for a reservation that someone canceled w/in the 31 day window.

I have quite a few points that I usually rent out every other year. I have never been stuck with points, but many renters think you are MS, and will contact you just because they are curious about availability, not because they want ressies on a particular date. That is one of the first things to be clear about--you will check for availability AFTER they agree to your terms: price, payment, and so forth. Because I am a teacher, I rent points in the summer and expect to have everything paid for and finished before school starts. I expect a $100 deposit within two days of when I made the ressie, and full payment 34 days before arrival OR in August, before school starts. If you cancel, those points are your's to use whenever, my job is finished, so I don't give refunds on cancelations. I don't have time after August to deal with any of this. You don't need to have a renter sign anything--you are always in control of your points, and if they refuse any payment, cancel the ressie! If it's a transfer of pts, request payment in advance. Basically, most people are pretty nice. I've met a lot of really neat people renting points!
 
I just rented for the first time - it was more work than I expected because you get lots of inquiries and it is hard to tell who is really ready to rent without many e-mails back and forth, as well as numerous calls to MS to check availability.

However, I was able to rent 250 points to a lovely woman from England. I called and made the reservation, she called an confirmed it and wired me the entire amount within a few days to my bank account. She had no problem paying in full up front - I did tell her that I would be willing to call MS to change the reservation if the need arises, but I do not do refunds.
