Question for an experienced Renter?????

How long would you wait for a deposit to come in after you make a ressie for some one?? I'm going on week 4 and each time I make contact she says its in the mail.......email sunday said definitely Wednesday's mail...nothing came. My contract states 7 days from contract signature...but I'm trying to be good about this.....Don't really want to ruin some ones family vacation.

Lagging on the deposit.
Do you expect to get the FULL balance on time?
 
Sounds like a "high maintenance" renter to me.

Keep in mind that your desire to be nice and not ruin someone's vacation may end up costing you $$. It's already cost more time than you probably planned to spend.

Do you have a good feeling that the check will be good if you actually get it?

Only you can decide what to do. I don't think anyone here would blame you (if you care about that, LOL) if you cancelled this deal and looked for someone else.

Four weeks is too long IMHO. I'd give her a final email warning that if payment is not received within the next 48 hours then that constitutes forfeiture of the reservation. Actually, the more I think about it, since she's already in breach of the contract, I'd send her a final email that due to lack of payment, she is in breach of contract constituting immediate forfeiture of the reservation.

I think you've been more than patient at this point. You can't share your Disney pixie dust with her if she doesn't believe in Tinker Bell - if ya know what I mean. :tink: ;) There's plenty of people out there who would be more than thrilled to have the opportunity to rent your points and pay promptly for them. :sunny:
 

when we rented our points last year everyone was very prompt about payment and I confirmed each pymt as it came in. I agree if you'd like to be nice you could give one more chance - but more than one "it's in the mail" doesn't seem very promising.

If this one doesn't work out good luck finding the right renter!
 
Thanks for the responses...I'm going to email if I don't see the deposit tommorrow. One more day won't kill me.

I carefully hand select my renters, and I really like them, and would hate to ruin someone's vacation as well. My renter's all worry about me being paid on time. They (by their choice, not by my demeanor) send me eamils when they mail a payment, or use paypal, apologize for being one day late (even with very valid reasons). With these type of renters, I can (and I am) very laid back.

With the renter your talking about, I would say sorry, and cancel. 4 weeks with various excuses for the delay, makes me think (right or wrong) that they can't afford this vacation (even at rental prices!)

Anewman, is right, do you really think you'll see full payment in a timely manner? Cancel now, not 60 days before the vacation.

And, it goes without saying that CarolMN is right! In my book, High Maintenace=High $pp, YMMV!

I'm not an owner but I am renting points right now. Waiting for an entire month to get your payment when it says 7 days in your contract is unacceptable. That's what your contract is partially for anyway. My owner doesn't have one but regardless I'm still making it a point to get her money to her. Good luck with what you decide.

I think Tony and the others are right on the money. I'd move on.

Even from the renter's perspective, it's better to cancel now and have both of you free to make other arrangements than to wait until the final payment is late and then cancel. THAT would really leave them in a bind.

It's better to have a horrible ending than a never-ending horror.
 
I don't think I'd even wait one more day. They know you have been waiting for four weeks. They were supposed to get it to you in one week. Call MS in the AM and cancel or use it yourself.
 
Heres another kicker......Last night I decided to email her and got the email back as un-deliverable. Gotta love it...

Bring this to a close right now. There is nothing to be gained by waiting. This person has not fulfilled the terms of the contract.

As others have said, even if you finally get the deposit, what happens if they pull this same stunt with the final payment? Then you will be cancelling the reservation at the last minute (probably 31 days before the trip dates) and possibly end up having to rent these points as "distressed" points. Meanwhile, they will be screaming at you to return their deposit, that you ruined their vacation, etc.

They clearly don't respect you. If they did, they would either pay on time or communicate with you that there is a very good reason why they are not able to do so. You have received neither money nor an explanation, only empty promises. What more evidence do you need? Why are you even hesitating to bring this to a close?
 
I have to say, that I am very careful to who I rent to also.

Renting requires trust on both sides. If this person is not consciences now, what will make them later?

If I get an uneasy feeling, I walk away and have. I was trying to buy a few transfer points from someone, and just when I was ready to Paypal the money, she requested extra money to cover the fees. I felt like this fee should have been disclosed. It was a small amount, but I cancelled the transaction on principle. To me, it was a flag and when you are dealing with people you dont know (and those you do know) you have to be comfortable.

OP, your renter may already be peeved about your constant requests for payments. Or she is stringing you along waiting for codes or discounts to come out so she won't be out any money. Either way I would run,

I have had wonderful renters, people that secured the 11 month window with a deposit 16 months out because they knew what they wanted and wanted me to hold the points for them. They offered, I didnt have to ask and I appreciate them taking that into consideration. I do have a written agreement, but its nice when people are agreeable without one. We are cruising this year (booked in Jan 05 for Sep 06 cruise) so I knew we would not need all of our points way ahead of time.

I love talking Disney and helping people, but Disney is not running a charity and we shouldnt be expected to either. Renting can be a win-win, but those involved have to play fair.

If she booked thru CRO, her ressie would have been deleted!
 
If she happens to pay I would think about getting full payment in time so that you do not cause yourself any banking etc problems if you need to re-sell the points. Good luck.
 
Why not post the current reservation on the board and see if someone wants it as is? If not,then you can try renting out the points. Take whichever comes through best as far as using the points. I wouldn't give her (the original renter) the time of day anymore. IF a check would come (I higly doubt that will ever happen) send it back due to being so late. She probably wouldn't come through with the final payment on time anyway. GET RID OF HER and find someone who wants these points on your terms. there are plenty of people out there wanting to rent.
 
I suspect this person is using you to hold a backup reservation for him/her while they shop around for a better deal. If they find someone who will rent points at a lower price, they will tell you "nevermind" and you will have waited all this time and then some, and have nothing to show for it.

If I were you, I would relist the points right now (and also list the reservation as someone else suggested) since I suspect a lot of people browse the boards on the weekend. Based on some of the posts I've seen recently, there are a lot of nice people out there looking to rent points. Don't waste any more time or energy on someone who appears to want to string you along.

Personally, I paid a lot for my DVC membership and I know you did, too. If I ever need to rent out my points, I wouldn't want to rent them to someone who didn't treat me in a courteous and professional manner.
 
I would just cancel the reservation and move on.

But, if you want to give her another chance, I agree with the person who said that she should pay for the ENTIRE rental UP FRONT now. I would leave her a message saying that since she didn't send in the deposit on time then the full amount is due by (give her 3 business days) that she can sent overnight shipping. If the full amount of the rental isn't recieved by that date, then move on.

I would also worry about the final payment either 1) coming late, or 2) not at all, or 3) bouncing. You just unfortunately got a "dead-beat" renter. It's not worth your time or aggrivation to deal with this. There are plenty of good renters out there for you to choose from.

Oh...I just thought of something else. If she's so unconcerned about getting you the money on time, how badly is she going to treat "your" room when she gets there? I would hate for you to get a bill for damages and/or unpaid fees from them.
 
IMO, you are being very, very nice. However, they are now 3 weeks over the time when they money was supposed to be in your hot little hand. At this point I would give them only two options - Paypal and they pay the fee within 24 hours OR a money order via overnight mail.

Bear in mind that I have never rented but been a renter 3 times. All 3 times the $$$ was to the member on or before their specified time. It is a contract after all....

I thought of that too - that and putting a credit card on the bill, but that credit card not having enough $$ on it so that any charges over the limit get billed back to the room. I could swear I heard this happen to a few members and it scared the bejezus out of me (but maybe it was just for room damages billed back to member.)

Can this actually happen. When the renter checks in they do have to use a credit card. So are you saying that if there are damages beyond what there credit card can fix it would be my responsibility?? If thats the case renting as a whole is scary.
